SE Petrovitsky Rd and Benson Dr S, Renton, WA 98055
TA Benson Petro, LLC, a Washington limited liability company (“Owner”), proposes the ground-
up development of two-tenant project with a convenience store/gas station and bank branch at the
intersection of SE Petrovitsky Road and Benson Drive S in Renton, WA 98055.
Location. The project site is located at the following addresses: 10828 and 10810 SE Petrovitsky
Road, and 17426 Benson Drive, Renton, WA 88055. The project site consists of APN 292305-
9017, 292305-9095, and 292305-9110.
Site Characteristics. The 1.68‐acre (gross) project site is roughly J-shaped and currently contains
two buildings on the Petrovitsky Road parcels and one building on the Benson Drive S parcel
which will be demolished with the new development.
• Surrounding Uses. US Bank is to the immediate south of the proposed project, across SE
Petrovitsky Road. The Euro Institute of Skin Care and Passionate Nutrition is adjacent to
the west of the parcel. CVS Pharmacy is east of the proposed project, across Benson Dr S.
Life of Victory Church and Clark Chiropractic are to the north of the proposed project.
• General Plan and Zoning Designations. This site currently is designated Commercial
Mixed Use (CMU) by the Renton Comprehensive Land Use Plan and is zoned Commercial
Arterial (CA). There is an Urban Design District D overlay district that applies to the
subject site. This overlap district does not affect the uses permitted for the land but applies
certain design requirements.
Entitlement Request. The following entitlements are requested to implement the two-tenant
project:
• Land use planning review of the site design, architecture, and landscaping for a
convenience store/gas station and bank branch.
Proposed Project. The proposed project is a convenience store/gas station and bank branch. The
land is approximately 72,980 SF total. The convenience store/gas station is 4,088 SF with a gas
canopy of 2,900 SF and the bank branch is 2,850 SF. Total SF of all buildings is 9,839 SF. Interior
parking lot landscaping is 1,450 SF.
Access and Circulation. Vehicular access for the project will be right in and right out only access
on SE Petrovitsky Road and Benson Dr S.
Signage. Two freestanding monument signs will identify both anticipated businesses and be 5’-
0’’ from ground to the top of the sign; one sign is anticipated on the Benson Drive S and the other
on SE Petrovitsky Road. Monument sign building materials and colors complement the project
design style and color palette.
Refuse Collection. Trash enclosures for both buildings are located at the north end of the project.
Trash enclosures, designed to accommodate trash and recycling dumpsters, will be constructed to
complement the project design style and color palette.
Utilities and Services. Currently, stormwater is being collected and conveyed in a series of catch
basins and discharged directly offsite from the subject property with no mitigation. To meet flow
control requirements, a detention vault with a storage volume of approximately 27,000 CF is
proposed under the parking lot.
Construction. The project will be graded by owner. The convenience store/gas station will be
constructed by owner and the bank branch will be constructed by tenant due to the nature of that
tenant being the subject of a ground lease.
Project Ownership and Management. The property is owned by TA Benson Petro, LLC, a
Washington limited liability company, and is managed by Tekin & Associates, LLC, a Texas
limited liability company.
