Understanding the application for variance is considered to be non-
significant based on the City’s assessment, which is most likely the
case for the adjacent properties. However can the same be said of the
rear variance? If the slope in the rear gives way in the next 2-3 years
due to sustained weight bearing caused by the fence/deck structure
and the slope incline results in structural damages to any adjacent
properties, who will be liable, the City of Renton, the 212 S 20th
property owners, or each individual property owner that incurs
damages? If this is an unknown will the determination include a
liability clause or some cautionary statement?
