Brief Summary of Request including supporting imagery
1. Requesting to modify the requirement of "The angle between the driveway and the
street roadway or curb line cannot be less than 45 degrees”.
Justification for the Modification Request (please refer to #5 on Modification Submittal
Requirements):
a.The angle of the driveway does not effect the community or neighborhood in any
way. The driveway entrance/exit is 90 degrees and vehicles enter and exit at a 90
degree angle to Hoquiam through the right of way. Thus, not effecting safety to the
community or homeowner.
b.The existing angle does not effect safety, function, appearance and environment.
Maintainability is met.
c.Will not be injurious to others or other property(ies), it is a driveway and not a
parking lot. The driveway is on private property and has no negative effect on the
community.
d.The driveway intent is used for private use and not used as a parking lot, thus
vehicles enter, park and exit at a 90 degree angle.
e.The driveway is used as intended, used as a private driveway on private property.
f.If the driveway was modified to a 45 degree angle per the code, a major storm
drain on the property would need to be removed or moved. Thus creating a major
drainage issue. All concrete on North side is graded to that storm drain. Also,
gutters from garage travel to that specific storm drain. Additional gutters from West
side of home (front side) drain to the driveway and into that drain. With removal of
drain, the grade would be incorrect and the property plus surrounding
areas(neighbors, community) would be adversely effected. Flooding and drainage
issues would occur causing potential property damage to this property and
surrounding properties. For visual of drainage image/s are provided below.
In summary, the driveway is safe, functional, beautiful, on private property and is not a
parking lot. The 45 degree angle requirement would negatively effect the aesthetics of
the property and become damaging to the property and community because of the
major storm drain being removed or moved. The driveway is 90 degrees through the
right of way and causes no danger or conflict to pedestrians, traffic and property.
