ORDINANCE NO. 2178
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, CHANGING THE
ZONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE CITY OF
RENTON FROM GENERAL CLASSIFICATION DISTRICT (G-9600) TO
RESIDENCE DISTRICT (R-3)
WHEREAS under Chapter VII, Title IV (Business Regulations) of Ordinance No.
1628 known as the "Code of General Ordinances of the City of Renton", as amended,
and the maps adopted in conjunction therewith, the property hereinbelow described has
heretofore been zoned as General Classification District (G-9600), and
WHEREAS a proper petition for change of zone classification of said property
has been filed with the City Clerk on or about August 3, 1965, which petition was then
referred to the Planning Commission for investigation, study and public hearing, and
a public hearing having been held thereon on or about August 25, 1965, all pursuant
to notice of hearing duly published and posted as provided by law; said matter having
been duly considered by the Planning Commission, and all parties having been heard
appearing in support thereof or in opposition thereto, NOW THEREFORE
BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON AS FOLLOWS:
SECTION I: The following described property in the CITY OF RENTON is hereby
rezoned to Residence District (R-3); the City Engineer and the Planning Director are
hereby authorized and directed to change the maps of the Zoning Ordinance, as amended,
to evidence said rezoning, as follows:
The North 390 feet of the East one-half of the Northeast one-quarter
of the Southwest one-quarter of the Northeast one-quarter of Sec. 31,
Township 23 North, Range 5 East, W.M., lying West of the Kent-Renton County
Road: EXCEPT the North 30 feet thereof and except the East 166.36 feet thereof;
Together with that portion of South 180th street adjoining, all situate in
Renton, King County, Washington
and the building setback line to be not less than seventy (.70) feet south
of the centerline of. said South 180th Street.
Property is located on South 180th Street between Springbrook Road and East
Valley Freeway.
SECTION II: This Ordinance shall be in full force and effect from and after
its passage, approval and legal publication.

The regular meeting of the Renton Planning Commission was called to
order by Vice-Chairman Cordel, :at 8 ° 00 P.M.
HEARINGS;
1. . BEN CABREROS s Application No. R==250-65 s request for rezone from G to
H-1 s of property situated on South 180th Street between the East and
West Valley Roads.
Committee report: approved the rezone.
Director' s reports It is recommended that the reclassification
of the;s prop° rty 6e- hel,d for U do s until the City Council, has con-
cluded its hearings on the proposed Manufacturing Park District.
Upon the adoption of the Manufacturing District it is recommended
that the property be so classified with the provision that the set-
back requirement from the street be measured from a .li_ne 50 ' from
the center line of South 180th Street. It is further recommended.
that the applicant grant unto the City an easement sr -oadway and
utility purposes over the south 20 ' of the subject property in ac-
cordance with the proposals of the comprehensive plan and the prior
establishment of South 180th Street as a 100 ' arterial by both the
City of Renton and City of Kent City Councils .
After discussion of the matter by th.e membersste applicant,
Mrs. Cabrerces was asked if this delay of 30 days would be acceptable
to her. Mrs. Cabreros stated that she would agree to the Ya f' y
postponement of the rezone request.
It was then moved by Teegardens seconded by Denzer, that the
hearing on this matter be continued for 30 days. Motion carried .

Rainier Avenue between South 126th and South 123rd Streets.
A letter was read from the applicants requesting postponement
of the hearing until the next meeting as it was felt that more legal
work should be done before it is presented to the Commission.

of numerous lots within the plat of Woody Glen Addition, This re-
quest should include a request for reclassification of the remaining
portions of the affected lots from S-i to anrfhcr more appropriate
residential zone .
b. The reclassification of Lots 7 and 6 , Block 2 , for other than
single family uses would subject South 124th Street to potential bus,
iness development such as restaurants or multiple residential uses
which may involve the use of South 124th Street by many automobiles .
The introduction of unwanted traffic could be detrimental to the prq-
perties abutting upon South 124th Street.
co The plat Woody Glen Addition contains deed restrictions 1im7
iting use of the property to single family residential uses. Whim
th•+ ,-,F,++,y rt-on doer- not impose a limitation on the action of the
City ,c >f-7 ; nc: r,fi present problems of a nature which should
be considered by the Commission and the Commission should determine
that the enforcement of these deed restrictions will not redound to
the detriment of the property owners in the plat or to the City or
its officials.
The resolving of the several inherent problems including the
rezoning of all the affected properties , the preservation of exist-
ing property values , the :..etermination of points of access and
other related problems will require additional time and study. It is
therefore recommended that this matter be held for further Study.
After some discussion of the problems involved and in view of
the request by the Applicant , it was moved by Denzer, seconded by
Garrison, that the hearing on this matter be postponed for 30 days
for further study. Motion carried.
4 . RICHARD GRAY, Application No. V-251-65 , request for variance to allow
building of a carport and workshop about 2 ° from the side lot line.
Director' s report: Recommended that a variance reducing the
sideyarcIs to 1`--rather than the 2 ° requested be granted. A maximum
overhang of 19 into the recommended 3 ' sidgyard should be observed,

did not feel that it would he detrimental to the adjoining property.
Mr. Magstadt explained that the proposed carport would not be
built in line with the l :_::on the adjoining property , but would
setback leaving more room between the buildings.
After further discussion it was moved by Denzer, seconded by
Busch, to concur in the Directors report and recommend to the City

Council the granting of the nce for a 3 ' sideyard. Motion
carried.
5. CARL COOKS , Application 'i:-). V-252-659 request for new sign to replace
the old sign at vrd Place and Rainier Avenue.
Committee report: Approved provided that the new sign is not
placed closer to the right of way than the old sign.
Director's report: It is recommended that the request be granted
provided thotthe applicant complies with the requirements of the
ordinance relative to the placement of temporary signs and obstruc-
tions along the north boundary of the property. The flagrant viola-
tion of the City° s code through the placement of temporary s: gns
banners , tire racks , and other sigh- c.hscuring advertising media ,
constitutes an unwarranted and unauthorized use of both public and
private property which further increases the hazard and danger to
vehicles entering or leaving the public right of way. The granting
of the variance should provide for placement of the sign, including
overhang entirely within the applicant ' s property.
It is recommended that this matter be held by the Commission
until the foregoing problems have been resolved and the conditions
corrected.
After discussion between the applicant and the Commission mem-
bers„ it was moved by Stredicke , seconded by Busch, that the matter
be held until such time as the applicant has complied with the re-
commendations as contained in the Director's report. Motion carried .
