Kathy,
Thank you for your comments, your comments have been included in the official file for consideration
by the decision maker and you have been added as a party of record for this project. You had requested
clarification on what the proposal included, the proposal would include the construction of one duplex
on the property. A short plat is proposed to subdivide the property into two lots so that each unit within
the duplex could be sold separately.
You had also commented on the proximity of the duplex to the properties to the north an asked if it
could be shifted to the south. The property to the south is zoned Residential-8 (R-8), which is a lower
density single family residential zone. Our code requires an increased setback between the higher
intensity multi-family structures and the lower intensity single family structures to provide a buffer or
transition between the different zoning designations, which is the reason that the proposed duplex is
shifted to the north on the property. The required setback from the south property line would be 10
feet and the required setback from the north property line would be 5 feet.

I am in receipt of the Notice of Application for 317 Hardie Ave NW. The structure is off set sitting several
feet closer to the N lot line than the S lot line. My concern is though it is likely within the City's 5 ft.
requirement, our neighboring townhouse has 2 ft. bump- outs & mature vegetation. If a fence is built, it
will be 3' from our exterior wall & the new structure 8 feet from our exterior walls. In the event of fire

hindered. Is there a process for requesting the builder to move the structure South by several feet? The
home on the S side sits forward on the lot, further off the lot line, is much smaller & a single story. There
are several more feet on that side to work with. Having 2, 3-story units so close together will put all
crammed in with limited space for an emergency & daily living. We are very happy to see progress being
made but are concerned in regard to the minimal distance between structures.
Also, will this be built as a duplex on one lot sellable
together, a duplex on 2 lots, individually sellable or 2 lots with 2 duplexes? The map appears to me to be
one duplex on one lot but the Notice seems to indicate differently. A clarification would be helpful.
