Urban Center Design Overlay District Compliance
The City of Renton Urban Design Regulations have served as a guide for the plan that is proposed in this
submittal. Many of the standards have been incorporated into the proposal as outlined below.
1. Site Design and Building Location
a. Pedestrian-oriented facades – the primary entry to the LivAway Hotel project is from a new
driveway to be installed under the separately permitted Renton Park Retail project. Park
Avenue N. pedestrian connections to the adjacent frontages of Park Avenue N have been
made and clearly delineated.
b. Building Entries – entries to the building are highly visible from Park Avenue North and
multiple connections to the public way via a sidewalk system are provided. Prominent
architectural features direct guests to the building entrances as shown on the building
elevations.
c. Service Element Location and Design – the trash enclosure area is separated from the
building. There is landscape buffering to further screen the service area from visibility from
the public way.
d. Gateways – A pedestrian entrance is provided from Park Ave, with a wide walkway connecting
to the public sidewalk. Parking is located behind the building, and not in between the building
and Park Ave. The walkway from the entrance to the public sidewalk is a concrete slab and
ADA compliant, with planting and seating provided along the walkway, with a covered patio to
the side of the walkway.
2. Parking and Vehicular Access
a. Surface Parking – parking has been located to the at the front of LivAway Hotel main lobby
entrance to the west. The parking lot will be accessed from a new driveway to be installed
under the separately permitted Renton Park Retail project. Additional access will be provided
from the Topgolf development to the west.
b. Structured Parking Garages – Code minimum surface parking has been provided for the
LivAway Hotel project use without the use of structured parking.
3. Pedestrian Environment
a. Pedestrian Circulation – A clearly defined pedestrian circulation system has been
incorporated into the site layout to safely and clearly convey pedestrians from the parking lot
area and public way to the building entries.

b. Pedestrian Amenities – Overhead weather protection is provided at areas of the building
where pedestrian access will occur. These amenities are detailed in the provided building
elevations and landscape drawings.
4. Recreation Areas and Common Open Space
a. Recreation Areas and Common Open Space – The walkway from the entrance to the public
sidewalk is a concrete slab and ADA compliant, with planting and seating provided along the
walkway, with a covered patio to the side of the walkway.
5. Building Architectural Design
a. Building Character and Massing – The building facade is broken down to human scale and
with variation. Brick, wood look siding, and the depth of the façade changing throughout the
elevation give it variation. These materials are durable and of high quality at the ground level.
Entry is clearly defined with the enlarged canopy and flat roof centered over the entrance, to
break up the sloped roofs on either side. The entrance has lighting provided underneath the
canopy. The street and side elevations are made up of at least fifty percent (50%) transparent,
clear windows and/or doors for at least the portion of the ground floor facade that is between
two feet (2') and eight feet (8') above ground.
b. Ground Level Details – Large canopy and storefront glazing have been provided at the street
entrance. These canopies are a minimum of four and one-half feet (4-1/2') wide along at least
seventy five percent (75%) of the length of the building facade facing the street, a maximum
height of fifteen feet (15') above the ground elevation, and no lower than eight feet (8') above
ground level.
