What is Area Median Income?
Area Median Income (AMI)

The Area Median Income (AMI) is the midpoint of a region’s distribution of households based upon income: half of the households
in a region earn more than the median income and half of the households earn less. AMI values vary according to respective
household size and income thresholds.
For housing policy, income thresholds set relative to the region’s AMI are used to both identify households within key income groups
and to define thresholds for income-restricted, affordable housing. AMI values are calculated annually by HUD for each metro area
and non-metropolitan counties across the nation.

What is the current 2022 AMI table for the Seattle metro area?
Households making 80% or less of Area Median Income are considered Low Income households.
100% AMI represents the median household income for a given household size. For example, in 2022 half of the single person households in the Seattle metro area made less than $90,600 and half made more.
The Seattle metro area for both HUD and the Census consists of King, Snohomish, and Pierce counties.
Sunset Gardens: “To qualify, household income must be at or below the 60% or
80% area median income.”
Willowcrest: “Three homes at Willowcrest are priced to be affordable to those who
make 60% of area median income or less and are experiencing housing instability.”

What is housing cost burden?
HUD defines a cost burdened household as a household that spends 30% or more of its gross
income on housing including utilities. Cost burdened households may have difficulty affording
