Area Median Income (AMI) 12 The Area Median Income (AMI) is the midpoint of a region’s distribution of households based upon income: half of the households in a region earn more than the median income and half of the households earn less. AMI values vary according to respective household size and income thresholds. For housing policy, income thresholds set relative to the region’s AMI are used to both identify households within key income groups and to define thresholds for income-restricted, affordable housing. Households making 80% or less of Area Median Income are considered Low Income households. 100% AMI represents the median household income for a given household size. For example, in 2022 half of the single person households in the Seattle metro area made less than $90,600 and half made more. The Seattle metro area for both HUD and the Census consists of King, Snohomish, and Pierce counties.
