Dear Clark,
We are pleased to submit our application to the City of Renton for a new 126-key, approximately 59,711 square
foot hotel with fitness, laundry, and other guest amenities. We think the project will be an outstanding new
lodging addition to Renton, and we look forward to working with you to complete the permit review.
We are writing to clarify how the intended use fits the City’s definition of a hotel. Consistent with the definition
of “Hotel” use in RMC 4-11-080, duration of guest stay will typically (i.e., more than 50% of the time) be less
than 30 consecutive days.
The targeted clientele for this offering will be leisure and business travelers, including, without limitation,
workers in medical, laboratory, and life sciences-related fields, technology, construction trades, first responders,
government and the public sector, and other professionals, and stays for these travelers will not specifically be
time limited. Further, in order to serve the community, guest stays by local residents temporarily displaced from
their homes because of fire, natural disaster, flood, Acts of God, or other circumstances will also not be time
limited.
Similarly consistent with the City’s “Hotel” use definition, LivAway will not provide any social services, function
as a crisis intervention or case management facility, or provide any homeless service use. Guests will pay for
overnight stays at a market-based rate, and the facility will not be available only for day use, or for any
emergency accommodation other than as described above. LivAway will likewise not function as a residential
“attached dwelling” use with long term leases and complete independent living facilities. We are happy to
record a covenant on the property specifying the facility will not be used as a multifamily residential building.
