Mr . Nicholson has advised the Planning Department that he
wishes to withdraw his application for short plat on North
28th Street . The fees are being returned to Mr . Nicholsen
because no publications have been sent to the newspapers
and no formal lengthy investigation by the Planning Department
Staff . This will officially end the file and the yellow
file will be transmitted to the City Clerk .

RE : SHORT PLAT APPLICATION -73-80
Dear Mr. Nicholson:
After preliminary review of your proposed short plat by the
Planning staff, it has been determined that your application is
incomplete. The problem arises with regard to providing adequate
street rights-of-way. N .E. 28th Street has only 25 feet of dedicated
public right-of-way and recently the Hearing Examiner and City
Council have determined that 25 feet is inadequate to allow future
subdivision of property. Section 9-1108 (23)A(5) of the City of
Renton' s Subdivision Ordinance requires residential access
street rights-of-way to be a minimum of 50 feet. Therefore, an
exception to this particular section of the Subdivision Code must
be applied for in writing. This can be done in the form of a
letter.
However , before you continue with your application you should
be aware of the recent case of "Eden Estates" preliminary plat
located on the north side of N.E . 28th Street west of Aberdeen
Avenue N.E. Copies of the application and decision can be
obtained from the City Clerk be referencing File Number PP-430-79 .
The access situation in that area has not changed since that time.

N.E. 27th and Aberdeen Ave. N.E. It is requested that a
waiver be granted for the construction of the improvements.
