City of Renton Permit #U15-006162
I have reviewed the fourth utility permit plan submittal for the Weston Heights Plat located at 650/684
Nile Avenue NE. I have listed some minor revisions below. Please have these revisions completed and
send me a digital copy of the plans. Once I have approved the digital plans, I will ask for mylars.
PLAN REVIEW COMMENTS
1. Add the following note to Sheet C2.0:
a. Existing on-site septic systems shall be abandoned in accordance with King County
Department of Health regulations and Renton Municipal Code.
2. Remove background text in stormwater pond area on Sheets C2.0, C3.1, and C4.0.
3. Update access easement hatch to concur with the access road show on Sheet C3.1.
4. Lid for CB #2 shall be solid round locking per 204.50. Update plan and profile on Sheet C4.0 and
C4.1.
5. Add COR Std. Plan 223.00 to plans for debris barrier. Reference standard for trash rack on Sheet
C4.1.
6. Revise the callout for the gravel access road on Sheet C4.2 to reference/match the access road
section that was provided.

7. Alter the chain link fence detail on Sheet C4.6 to have a “Top Rail” instead of a “Tension Cable.”
8. Add the U-Permit number to the bottom right of Sheets C5.0 – C5.2 like the other sheets.
9. Update COR Std. Detail 405 on Sheet C5.2 to the most current version. The most current detail
is attached.
10. Update CB #7 information in the conveyance calculations in the TIR.
11. Add Stormfilter costs to Site Improvement Bond Quantity worksheet.
12. Construction Note #3 on Sheet IL-01 shall read “Eric Cutshall, City of Renton” not Redmond.
PRE-CONSTRUCTION ITEMS
The following items will be needed prior to issuance of a utility permit.
1. One set of plan mylars.
a. Mylars will be signed by me and other staff at the City.
b. Signed mylars will be requested to be picked up by the applicant.
c. The applicant shall make three paper copies and return them to the City with the
original signed mylars at least two days prior to the pre-construction meeting.
d. The applicant is also responsible for making as many copies of the mylars needed for the
contractor. A copy of the approved plans is required on site at all times.
2. Surety device in the amount of $519,337.00.
a. The surety device amount was calculated using the numbers provided in the Site
Improvement Bond Quantity Worksheet. The surety device amount is 1.5 x (cost of
improvements in existing right of way + TESC for the entire project + stormwater
facilities cost).
b. The surety device can be a Bond, Letter of Credit, or an Assignment of Funds.
c. The form for each is attached. Complete the desired form and return it prior to the pre-
construction meeting.
3. Authorization of Special Billing
a. Form is attached and is to be completed and provided at the pre-construction meeting.

5. Permit Fees in the amount of $93,605.04.
a. The fee invoice is attached.
b. Fees are payable at the time of permit issuance.
6. Issued building permit for the detention vault.
7. Two copies of the approved SWPPP.
8. Digital files of the scanned mylar plans, CAD, and TIR.
OTHER ITEMS
1. The applicant shall obtain a right of way use permit for the King County Water District 90
infrastructure.
2. The applicant / contractor shall obtain a demolition permit for demolition of the existing homes.
3. Abandonment of on-site septic systems shall be in accordance with King County Department of
Health regulations and Renton Municipal Code. The applicant / contractor shall contact King
County Department of Health for more information on the abandonment of the existing septic
systems.
4. Dedication of right of way along Nile Avenue NE will be done through the final plat.
5. A declaration of covenant for private stormwater pond and private storm drains per Reference
8-J of the 2009 KCSWDM will be required at final plat.
