HomeMy WebLinkAboutSunridge Condos Street Modification June 30, 2015 Imad Bahbah IHB Architects 21620 84th Ave S, Suite 200 Kent, WA 98032 RE: Street Modification Request – Proposed Sunridge Townhomes, Building permit B13006817 Dear Mr. Bahbah, I have reviewed your street modification request against current code required for street improvements associated with the proposed Sunridge Townhome project located at 12228 - SE Petrovitsky Road. (PID 0739000055). Your request is to allow the existing concrete sidewalk fronting your site to remain which will match the alignment of the improvements in place and dedicate appropriate right of way to accommodate future frontage improvements. The City of Renton has classified SE Petrovitsky Road as a Principal Arterial. To meet the City’s complete street standards, street improvements including 33 feet of paving from centerline, curb and gutter, 8-foot planter strip, 8-foot sidewalk, and storm drainage improvements are required to be constructed in the right of way fronting the site per RMC 4-6-060. To build this street section, approximately 9.5 feet of right-of-way will be required to be dedicated to the City. This would provide for a future right of way width of 103 feet. Following the approved Administrative Site Plan and Administrative Variance (LUA14-001332, SA-A, VAR), The City’s transportation group recently reviewed the need for a 103-foot wide right of way in SE Petrovitsky for the future and determined the existing pavement width from curb to curb is acceptable. No future road widening will be required. However future improvements along the north side of SE Petrovitsky Road would require an 8-foot planter strip behind the existing curb with a 12-foot combined concrete pedestrian/bike path back of the planter strip. To accommodate these improvements 22 feet of right of way behind the existing curb would be needed. At this time staff supports the requested modification to the Code allowing the existing pavement width of 60 feet and the concrete sidewalk to remain in place, which matches the alignment and improvements in SE Petrovitsky Road. Actual right-of-way dedication will be determined after a final survey has been submitted for review.
