RE: 800 GARDEN AVE N - Project Sequencing Plan
This project will be developed in three phases, Phases I, II & III to include Buildings A, B & C, respectively.
Estimated timelines as provided below.
Phase I Master Plan & Site Plan: 2023; Permits: 2023; Construction: 2024-2025; Lease-up: 2026-2027
Phase II Site Plan: 2027; Permits: 2028; Construction: 2029-2030; Lease-up: 2031-2032
Phase III Site Plan: 2032; Permits: 2033; Construction: 2034-2035; Lease-up: 2036-2037.
The three phased Master Plan is contemplated to have all Site Plan approvals within 10 years of issuance of
the Master Plan approval. The Master Plan and the Phase I Site Plan are contemplated to be approved
simultaneously. Following Renton Code 4-9-200 Master Plan and Site Plan Review, the applicant is requesting
an expiration date for the Master Plan that is five (5) years from the approval of the Master Plan and the
Phase I Site Plan. Should the applicant submit a Site Plan application for Phase II within the expiration date
for the Master Plan, the Master Plan will automatically extend an additional five (5) years for a total term of
ten (10) years. In addition, the Administrator may grant a one (1) year extension for good cause of the overall
Master Plan. The Applicant requests approval of permitting framework for extensions of this Master Plan.
Additionally, the final approval of a Site Plan for any individual phase shall expire within two (2) years of the
date of approval. A single two (2) year extension may be granted for good cause by the Administrator.
