NOTICE OF PUBLIC NEIGHBORHOOD MEETING
HARMONY RIDGE PRELIMINARY PLAT
Dear Resident,
Ichijo USA Co., Ltd.is preparing to submit a Preliminary Plat application for a 21-lot residential subdivision
and reserving the church on a separate lot (Lot 22) for the existing United Christian Church and existing
Montessori school to remain. The site area is 6.21 acres located at 15509 – 116th Avenue SE., Renton,
WA 98058.
Ichijo USA Co., Ltd.is excited to build in the neighborhood and is looking for project feedback from
community members. We cordially invite you to join us for a presentation and discussion of our proposed
design and project. We welcome your questions and input. This meeting is open to the public.
The intent of this meeting is to facilitate an informal discussion between the developer and the neighbors
regarding this project. While required by the City of Renton, this meeting is not conducted by the City of
Renton and is in addition to any future public hearing or public comment opportunities available under City
of Renton development review processes.

I am requesting that the developers leave more trees and green space than they have in their current
plans.
Neighborhoods with green corridors and courtyards for play, relaxation and enjoying nature are a draw,
not a drawback!

Tree Retention/Removal
• In windstorms, cottonwood & maple trees
keep falling and/or dropping big limbs on
fences and adjacent yards. Please
remove.
• Who owns trees that are on lot lines?
Who decides if they can be removed.
• Please retain trees and preserve open
space, forest, and habitat for birds and
animals as much as possible.
• Please plant evergreen trees for tree
replacement so future trees do not create
hazards.
• The applicant encourages neighbors to
engage with the landowner about tree
impacts.
• Trees on lot lines are jointly owned.
Removal should be coordinate with both
property owners in compliance with
Renton tree removal requirements. The
project does not propose to remove any
trees on perimeter lot lines.
• The applicant intends to retain as many
trees as possible and replace trees as
allowed by code. It is unavoidable that
small animal displacement will occur with
the development of the property.
• Replacement trees to be planted will
include a mix as required by Renton
codes.
Traffic / Streetscape / Access
• Where does the stub road go?
• Is there any plan to create any new routes
out of the neighborhood? Existing traffic is
already bad, and more homes will make it
worse.
• Will existing trees along 116th be saved?
• The plans show a theoretical extension of
Road A to demonstrate it can be extended
if future development of the city-owned
property to the west is proposed.
• The proposed Harmony Ridge project will
not create any new routes out of the
neighborhood.
• Existing trees along 116th Avenue SE will
be removed for frontage improvements
and home construction.
Wildlife impacts/displacement
• Please retain trees to preserve open
space, forest, and habitat for birds and
animals.
