4.As-BuiltsCivilPlans.MarkWetherbeehasapprovedthepaperasbuilts.Pleasesubmit“Asbuilt”constructionmylars.As-builtsarerequiredtobeonfilewiththeCity.Allplansheets,includingthoseutilitiesconstructedperdesignorchangesmadeinthefieldduringconstructionmustbeverified,stampedandsignedas“As-Built”byalicensedsurveyororengineer.Themylarsshallbelabeled“As-Built”inlargeblocklettersandstampedbyaPEorPLS.SubmitaCADfilesalongwithyourAs-Builtdrawings.5.MaintenanceBond/Maintenance&DefectAgreement.Aftertheconstructionpermitissignedoffbytheinspector,atwoyearMaintenanceBondmustbepostedwiththeCityfor20%ofthevalueofthepublicimprovementstobeturnedovertotheCity.Theamountwillbe20%ofthetotalcostsshownontheCostData.TheoriginalconstructionbondwillbereleasedafterthemaintenancebondisacceptedbytheCity.MaintenanceBondmustbeonfilewiththeCitypriortorequestofCertificateofOccupancy.6.EasementsandDeedofDedication.Separateutilityeasementsanddeedsofdedication,whereapplicablewillberequiredtobesubmittedforreview,approvalandrecordedbytheCity.WewillrequestfinalsignatureandnotarizationonceourTechnicalServicesSectionhasapprovedthelegaldescriptionandmapexhibits.Pleaseincludelegaldescriptionas“ExhibitA”andmapsas“ExhibitB”.TheDeedofDedicationdocumentwillrequiretheRealEstateExciseTaxAffidavit(REETA)formbecompletedandsignedaswell.7.OvertimeInspection.Ensureanyinvoicesbilledforovertimeinspectionbyourinspectiongroupispaidinfull.Planning:ClarkClose1.LandscapingCompletion.PleasecontactClarkCloseat425-430-72$9forlandscapinginspection.TheaboveitemsarerequiredtobecompletedandsubmittedbeforesignoffoftheconstructionprojectandpriortoissuanceoftheFinalCertificateofOccupancy.TheprojectcloseoutitemsarecoordinatedthroughmeinthePlanReviewSection.Allformscanbefoundonourcitywebsite//rentonwa.gov/business/default.aspx?id=1052.Coordinationbetweencitystaff,thepropertyowner,contractorandsurveyorisessential.Pleasenotethatreviewandapprovalmaytakeseveralweeks.Ifyouhaveanyquestionsorwouldliketoscheduleanappointmenttodiscusstherequirementsoutlinedinthisletter,pleasecontactmeat425-430-7216orbyemailatjillian@rentonwa.gov
