Construction Status of Cedar River Station
Utility Permit U13001137

As the utility construction phase of this project moves towards completion, the following items are required to be completed before the public works utility permit can be signed off
and Certificate of Occupancy can be issued by the City of Renton’s Building Department. Please use this letter as a project closeout checklist to keep your project moving smoothly through
City process. These items include the following:
Construction: Jan Illian/Tom Main
1. Complete all utility, drainage, paving, grading, lighting, landscaping and street improvements for the project, including offsite and onsite. This includes completion of all outstanding
punchlist items as requested from the Utility Inspector and/or the City Maintenance Division. The construction permit and street lighting permit must be signed off by the inspector,
Tom Main (206-999-1833) prior to request of temporary occupancy or final occupancy.
2. Bill of Sale. This document must be prepared and submitted to the City for review and approval prior to recording of the plat. This document shall reflect all public improvements
to be turned over to the City. Please provide an original signed and notarized copy.
3. Cost Data Inventory. This document must be prepared and submitted to the City for review and approval prior to request of temporary occupancy. The Cost Data Inventory must reflect
the actual cost of construction in dollars (value) for each utility the City will own and maintain. The call outs on the Cost Data should match the Bill of Sale.
4. As-Builts Civil Plans. Provide two full size sets of paper copies. The inspector will review the asbuilts and create a list of punchlist items. Once approved by the inspector, final
“As built” construction mylars must be submitted for our permanent records. As-builts are required to be on file with the City. All plan sheets, including those constructed per design,
must be verified, stamped and signed as “As-Built” by a licensed surveyor or engineer. The mylars shall be labeled “As-Built” in large block letters and stamped by a PE or PLS. Submit
a CAD file along with your As-Built drawings.
5. Maintenance Bond/Maintenance & Defect Agreement. After the construction permit is signed off by the inspector, a two year Maintenance Bond must be posted with the City for 20% of
the value of the public improvements to be turned over to the City. The amount will be 20% of the total costs shown on
the Cost Data. The original construction bond will be released after the maintenance bond is accepted by the City. Maintenance Bond must be on file with the city prior to request of
temporary occupancy.
6. Life Safety. Completion of all life safety items.
7. Easements. Separate utility easements, where applicable will be required to be submitted for review. Easement documents must be submitted, approved, and recorded by the City. Please
submit all easements for our review and approval. We will request final signature and notarization once our Technical Services Section has approved the legal description and easement
form. Please include legal description as “Exhibit A” and map showing location of easement as “Exhibit B”.
8. Outside Agency Acceptance. Provide an acceptance letter from Cedar River Water and Sewer District for the water and sewer.
9. Overtime Inspection. Ensure any invoices billed for overtime inspection by our inspection group is paid in full.
Planning: Vanessa Dolbee
1. Landscaping Completion. When landscaping is complete, contact Vanessa Dolbee, Planner at 425-430-7314 for landscaping inspection.
The above items are required to be completed before sign off of the construction project and prior to issuance of the Final Certificate of Occupancy. The project closeout items are coordinated
through me in the Plan Review Section. Coordination between city staff, the property owner, contractor and surveyor is essential. Please note that review and approval may take several
