PROJECT NARRATIVE
A. PROJECT DESCRITIPTION:
Project Name: State Farm Tenant Improvement
Parcel Number: 512690-0326
Site Address: 3418 SE 6th St, Renton, WA 98058
Site Area: 5,989 sf (0.14 acres)
Commercial Space Area: 1,970 sf
B. ZONING DESIGNATION:
Project Site Zone: CN
Adjacent Properties Zone:
R-8 for two east adjacent properties – Single Family Residences
R-8 for the north adjacent property – Single Family Residence
R-4 for the west adjacent property – Maplewood Roadside Park
The south property line abuts SE 6th Street
C. CURRENT USE:
The proposed project under building permit review with the City of Renton
includes an interior alteration of an existing commercial space within the existing
structure and the modification of the south exterior facade. The proposed project
includes the change of use from a market (small grocery store) to a State Farm
Insurance office.
The site is an existing developed compact site with an existing two-story building
comprising of a one-story commercial space along SE 6 th Street and two two-
story garden apartments on the north side of the existing structure. An existing
detached garage is in the northeast corner of the property.
D. SPECIAL SITE FEATERS:
The existing site does not have any features that impact the scope of this project.
The site is relatively flat, and no wetlands or bodies of water exist on the property.
E. STATEMENT ADDRESSING SOIL TYPE & DRAINAGE:
A Geotechnical report was provided to the City of Renton for review.
F. PROPOSED USE OF PROPERTY:
The proposed project is an interior alteration within the existing commercial
space’s square footage. The south existing exterior elevation will be reconstructed
to address existing structural issues. Improvements at the south exterior elevation
include the installation of a new storefront glazing system and exterior cladding
materials. Please refer to attached exterior elevations for the full scope of the

proposed work. The proposed improvements of the existing buildings exterior
elevation will not increase the existing height of approximately 18’-0”.
Due to the existing conditions of the site parking will be located off site per an
agreement with the adjacent property agency. The agreement was provided to
the City of Renton. Due to the minimal site work the existing lot coverage is to
remain the same at approximately 56%.
G. PROPOSED OFF-SITE IMPROVMENTS:
There are no off-site improvements proposed for this project except for the
required stripping and ADA parking sign installation for the off-site parking as
mentioned above.
H. ESTIMATED CONSTRUCTION COST & FAIR MARKET VALUE:
Estimated Construction Cost: $150,000
Estimated Fair Market Value: $150,000
I. ESTIMATED QUANTITIES & TYPE OF MATERIALS INVOLVED:
There is no site work proposed for this project. No soils will be disturbed.
J. NUMBER, TYPE & SIZE OF TREES TO BE REMOVED:
No trees will be removed under the scope of the proposed work.
K. EXPLAINATION OF ANY LAND TO BE DEDICATED TO THE CITY:
No land will be dedicated to the City of Renton under the scope of the proposed
project.
