AN ORDINANCE OF THE CITY 'OF RENTOTT, WWIASHINGTON
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN TNT CITY OF RENTON FRON G
(GENERAL CLASSIFICATION), Ira B-1 (B.USINESS DISTRICT)
WHEREAS under Chapter VII , Title IV ( uilCing Regulations) of
Ordinance No. 1628 known as the Code of General Ordinances of the City
of Renton' , as amended; and the maps adopted iri. conjunction therewith,
the property hereinbelow described has heretofore been zoned as G
(GENERAL CLASSIFICATI.ON). District
WHEREAS a proper petition for change of zone classification of
said property has been filed with the City Clerk on or about January 6 ,
1970
Asaadtc, which petition was duly referred to the Planning Commission for
investigation, study and public hearing, and a public hearing having
been held thereon on or about January. 28 , 197.0• , and said matter having
been duly considered by the Planning Commission and said zoning request
being in conformity with the City' s Comprehensive Plan, and the City

Corporation, was present to answer Commission questions. Question
was raised concerning the garage structure presently on lots 415
and 416; said structure lacking necessary front yard setback.
Mr. Grice stated that the owner, Mr. Briere, has an agreement
with the McGrath Corporation whereby he will remove the structure
when it becomes a problem during construction of the new homes;
and there is no doubt that the non-conforming structure will be
phased out.
Audience comments in opposition to proposed plat were invited.
There were none.
As there were no further comments, it was MOVED BY DENZER, SEC-
ONDED BY MOLA, THAT THE HEARING BE CLOSED. MOTION CARRIED.
ACTION:
MOVED BY DENZER, SECONDED BY MOLA , THAT THE PLANNING COMMISSION
RECOMMEND TO THE CITY COUNCIL APPROVAL OF THE FINAL PLAT OF
GLENCOE 3 . MOTION CARRIED UNANIMOUSLY.

The Chairman described the rezone application. The Planning
Director pointed out property location on the zoning map and
indicated the rezone request was in compliance with the Compre-
hensive Land Use Plan. Slides of subject area were shown.
Audience comments in favor of the application were invited.
Dr. Daniel Hiatt, the applca-mt,.. stated he believed his plan
for development of the property would be a definite asset to
the business community already established in the area.
Audience comments in opposition to the application were invited.
There were none.
Sterling asked what had been done with reference to the installa-
tion of a traffic signal at the intersection of Union Avenue NE
and NE 4th Street discussed at a previous hearing. The Planning
Director replied that funding for the installation was in the
Traffic Engineer' s 1970 budget; that the Traffic Engineer was
well aware of the problem; and it was believed the installation
would be effected probably by June of this year--in any event,
long before applicant' s property could be developed.
Commission comments ensued concerning access to the property and
future street development in the area. It was determined that
access from Union Avenue NE is adequate to serve the property.
MOVED BY STERLING, SECONDED BY DENZER, THAT THE HEARING BE
CLOSED. MOTION CARRIED.
ACTION:
MOVED BY STERLING, SECONDED BY DENZER, THAT THE PLANNING COMMIS-
SION RECOMMEND TO THE CITY COUNCIL APPROVAL OF THE HIATT APPLICA-
TION FOR REZONE FROM G TO B-1; SUCH ZONING BEING IN AGREEMENT
WITH THE COMPREHENSIVE LAND USE PLAN. MOTION CARRIED UNANIMOUSLY.

His client realizes that some concessions with reference' .to set-
backs and right-of-way allowances would''have`'to be made* but feels
this can be accomplished in the L-.' 'zoning .-classification rather
than the more restrictive M-P classification.
It was noted by the Planning. .Director that property located to the
north and west of subject property has been zoned M-P (The Glacier
Park Company Orillia properties) .
The Chairman stated this matter will be reviewed by the Planning
Commission on the next field- trip; formal 'consideration' to be con-
tinued to the meeting of January 28, 1970.

that copy of a letter from the' Assistant Building Director to the

equipment and car wrecking as' the area is zoned M-P. ' The' letter
