Criteria for Variance request: Due to the zoning of this lot (R-8 on one side and Multi-Family on the other),and due to the small lot size of 5000sf,this is a challenging lot to build a decent product on.A single family home is not possible in this current zoning.Nonetheless,we have completely redesigned 2 very attractive modern attached townhomes that are only 18 ft wide,to fit this property,only possible if we can have a 10’set back on the south side of the lot.We have developed full complete blueprints,a siteplan and a complete structural engineering package.If we don’t get the extra 5’ setback reduced,these units would only be a max of 15ft on the inside,wall to wall,after drywall/framing etc. The granting of this variance does not adversely affect the neighbors to the north or south of this property.We are only asking to reduce the setback by 5’. The 5’setback reduction is minimal and it will allow us to build the townhomes as per the completed plans.We ask the City of Renton to consider the hardships we have faced in the development of this lot,and approve our variance request.
