RE: Proposed Office / Testing Lab Tenant Improvement Project Located at 500 SW 7th Street, Renton, WA 98057 Existing 3.1 Acre site with existing parking, 2 story 64,498 s.f. L shaped office Building, we propose 1st floor South East portion Tenant improvement of 8,505 s.f. for Office and Medical testing Lab use. There are No exterior improvements proposed. Ideal Option provides Drug Treatment / testing, which in this 1st floor T.I. will not have public access. Many existing walls, offices, conference room and break room, corridors will remain, with some wall reconfiguration. It looks like existing restroom facilities and toilet fixture count will suffice for proposed occupancy, which will be further outlines in upcoming drawings. Existing Egress will also meet and exceed exit requirements for this space and the surrounding tenant spaces on this floor. We understand the Lab portion of this project represents a change of use, however this will also be office use. We are including an equipment list of proposed testing equipment and their locations. We also understand that Change of use requires a SEPA Environmental Review which will follow the Pre-Application. While the Drawing set is reasonably developed, there are some things we will be updating and information filled in as we work towards completing the plans.
