The zoning for the site is Industrial Heavy (IH) as are adjacent properties. The building is type V-N and has Factory, Business, and Storage uses. The project is classified as an addition and consists of a tenant improvement of roughly 5,000 sf of existing office space, a new 6,000 sf second floor within the existing envelope. The new second floor structure will be supported on existing grade beams located under a structural slab. This project will have no impact to parking spaces, drive aisles, existing truck yard storage, existing trees, or impervious surface.
