Re: PACCAR Kenworth R&D Center Project Narrative
Dear Planning Division,
This narrative is to aid in the discussion and pre-submittal conference regarding the PACCAR Kenworth R&D
Center located at 485 Houser Way N. The zoning for the site is Industrial Heavy (IH) as are adjacent properties.
The building is type V-N and has Factory, Business, and Storage uses. The project is classified as an addition
and consists of a tenant improvement of roughly 5,000 sf of existing office space, a new 6,000 sf second floor
within the existing envelope. The new second floor structure will be supported on existing grade beams located
under a structural slab.
This project will have no impact to parking spaces, drive aisles, existing truck yard storage, existing trees, or
impervious surface. The new canopy and balcony are proposed to tie into existing storm water. Estimated
construction cost is around $2,500,000.
