ENVIRONMENTAL (SEPA) DETERMINATION OF
NON-SIGNIFICANCE (DNS)

PROJECT NAME: Ideal Option T. I.
PROJECT DESCRIPTION: The applicant is requesting Environmental (SEPA) Review for an office/medical lab 8,505
sq. ft. interior tenant improvement and change of use. The project site is currently developed with an existing 64,498 sq. ft . two-story
office building and a surface parking lot with 315 parking spaces. The proposal includes an interior tenant improvement of 8,505 sq.
ft. of the first floor for an office and medical testing lab. No exterior improvements to the building or site are proposed. A SEPA
Threshold Determination is required for the project as the applicant has proposed a change of use to an existing building in excess of
4,000 square feet as set forth in the City’s adopted Environmental Review Procedures RMC 4-9-070G.1.c. The project site totals
approximately 135,285 sq. ft. (3.11 acres) in area and is located within the Commercial Arterial (CA) zone and Urban Design D istrict D.
No changes in the existing access points to the site are proposed. A seismic hazard area is mapped on the site.

The City of Renton Environmental Review Committee has determined that it does not have a probable significant adverse
impact on the environment. An Environmental Impact Statement (EIS) is not required under RCW 43.21C.030(2)(c). This
Determination of Non-Significance is issued under WAC 197-11-340. Because other agencies of jurisdiction may be
involved, the lead agency will not act on this proposal for fourteen (14) days.
Appeals of the environmental determination must be filed in writing on or before 5:00 p.m. on August 7, 2023. Appeals
must be submitted electronically to the City Clerk at cityclerk@rentonwa.gov or delivered to City Hall 1st floor Lobby Hub
Monday through Friday. The appeal fee, normally due at the time an appeal is submitted, will be collected at a future
date if your appeal is submitted electronically. The appeal submitted in person may be paid on the first floor in our Finance
Department. Appeals to the Hearing Examiner are governed by RMC 4-8-110 and additional information regarding the
appeal process may be obtained from the City Clerk’s Office, cityclerk@rentonwa.gov.

ISSUANCE OF A DETERMINATION OF NON-SIGNIFICANCE (DNS)
POSTED TO NOTIFY INTERESTED PERSONS OF AN ENVIRONMENTAL ACTION
DNS: The City of Renton Environmental Review Committee (ERC) has determined that the proposed action does not have
a significant adverse impact on the environment. This DNS is issued after using the optional DNS process in WAC 197-11-
355. There is no further comment period.

the ongoing state of emergency enacted by Governor’s Proclamation 20-28.14 (and as amended), the City Clerk’s Office
is working remotely. For that reason, appeals must be submitted electronically to the City Clerk at

due at the time an appeal is submitted, will be collected at a future date if your appeal is submitted electronically.
