Comparison and Traffic Trip Generation Analysis, Memo.
RE: Proposed Testing Lab Tenant Improvement Project Located at 500 SW
7th Street, Suite 104, Renton, WA 98057
Existing 3.1 Acre site with existing parking, 2 story 64,498 s.f. L shaped office Building,
we propose 1st floor South East portion Tenant improvement of 8,505 s.f. for Office and
Medical testing Lab use. Current Parking Lot with 315 existing stalls.
To Demonstrate this proposed Lab project will Not create more than 20 new Vehicular
trips per day compared to existing office area, we will compare existing Office use T.I
area and Proposed Medical Lab use. For the existing office trips, we will use trips
specified in land use category established in the 11th Edition of Institute of Transportation
Engineers, (ITE) Trip Generation Manual, and for proposed use, actual anticipated tenant
Testing Lab trip generations provided by applicant.
Ideal Option Testing Lab Trip Generation
Based on information provided by the applicant, the proposed Lab use is not consistent
with a specific land use category in the ITE Trip generation manual. As such, User
specific information was used for the trip generation estimate. The Tenant provided
detailed forecast vehicle trip anticipated per typical weekday per below.
Proposed Employee Trips – The T.I. is expected to employee 13 total Lab staff. Per
Tenant, There are 2 shifts, with the early shift starting at 3:00 a.m. to 12:00 Noon, which
will have 2 employees. The 2nd primary shift Start time 6:30 a.m. to 5:00 p.m, will have 11
Employees, however a few may arrive at 7:00 AM. There is also some variability to Staff
schedules with most employees working Tuesday to Saturday and one working
Wednesday to Saturday, and there are 2 employees working on Monday. But for this
analysis, we will assume a typical week day with 11 Employees working between 6:30 AM
and 5:00 PM.
Specimen Delivery / Pickup trips- 2 trips for specimen delivery/pick-up are expected to
occur at the facility on a daily basis. These trips are anticipated to occur between 2 AM

and 8 PM. The specimen delivery/pick-up vehicles are anticipated to be on-site for less
than 30 minutes hour at a time.
Medical Waste Pickup / Delivery Trips- Up to 2 waste pick-up/supply delivery trips are
expected to occur weekly on Mondays and Thursdays. These trips are anticipated to
occur between 8:00 AM and 5 PM. The waste pick-up/supply delivery trips are
anticipated to be on-site for less than 1 hour at a time.
Note, Regular Trash pickup occurring once a week will be for building at large, and will
not change weather this tenant goes in this space of not, as other building tenants
account for more than 85% of the building area.
Periodic Weekly Deliveries- Gas deliveries are once a week on Wednesdays. Supply
deliveries occur usually once or twice per week between 9 AM and 3 PM.
Other Trips Specific to this Tenant; USPS Mail, UPS or FedEx pickup/deliveries are
anticipated to occur once daily. While FedEx or UPS will be specific to this Tenant and can
be anticipated 1 trip per day typically. However Like general trash service for the building,
USPS Mail will be delivered 1 daily for the building at large.
Analysis #1; Comparison to Existing Use Trip Generation;
Existing; Weekday AM and PM peak hour trip generation was estimated for Existing
office use (to be replaced by proposed Ideal Option Testing Lab) based on documented
ITE Trip generation Manual 11th Edition for Land use Code LUC 710 General office
building. This Lists Urban / suburban office Location generates 1.52 AM peak hour
trips and 1.44 PM peak hour trips per 1000 s.f. (Peak hours defined as 7 to 9 AM and
4 to 6 PM). Based on total Tenant improvement area of 8,505 s.f. previous Office use is
estimated to generate 13 AM peak trips and 12 PM peak hour trips. While daily USPS,
and FedEx trips are expected for any use and will occur for the building at large, there
may be specific Fed ex delivery for this space daily.
Proposed; Ideal option AM peak hour trip w possible employees starting between 7 & 9
AM might be estimated at 2 employee trips, & PM Peak hour employee trips Estimated at
11 trips. Plus add Tenant specific Medical Waste pickup at 2 trips per day, with 1 of them
estimated at AM Peak hour. Thus we estimate 3 AM peak hour trips and 11 PM peak
hour trips generated by this project.
In Conclusion, Based on User Specific information provided by the Tenant and the ITE
Trip Generation Manual, The Proposed Ideal Option Testing Lab Tenant Improvement is
expected to result in a Net Reduction in Weekday AM and PM Peak hour trips,
Compared to existing Office Use.
