The site includes the existing Taco Time property and the adjacent south parcel, encompassing 1.42 acres including the Seattle Water Department pipeline right-of-way. The av6rA­gV gtZpe is 4 percent and the 0.80 acres of the existing Taco Time are impervious while the remaining 0.62 acres have been cleared and are covered with sparse grass. EXISTING DRAINAGE Runoff on this site flows from west to east with the developed portion draining easterly into the Lake Avenue right-of-way and the undeveloped portion draining into a depression near the southeastern property corner where it percolates into the ground. PROPOSED DRAINAGE PLAN The detention system was sized using King County Public Works Guidelines. The design storm is 10 year with a 10 year release rate using two orifices. All flows were found using the rational method. The on -site storm system has been designed to transmit the runoff through a series of downspouts, tightlines, catchbasins and pipe into the detention system and then into the existing 24" storm system in the Lake Avenue right-of-way. The site is bordered by South 2nd Street to the North and Lake Avenue South to the east. The total parcel size is .83 acres, if you include the Seattle pipeline right-of-way. The average slope is 4 percent. Vegetation presently consists of grasses and a few trees with a portion of existing asphalt along the westerly property line. EXISTING DRAINAGE This .site flows to a depression near the southeast property_corner. Runoff apparently percelates into this depression. There is an existing 24" storm line along the easterly property line, however, it appears that runoff does not enter this line. PROPOSED DRAINAGE PLAN The detention system was sized using King County Public Works Guidelines. The design storm is 10 year with a 10 year release rate. A single orifice design will be used. The rational method was used for all calculations. The on -site storm system has been designed to transmit the runoff through a series of downspouts, tightlines, catchbasins and pipe into the detention system. The site is bordered by South 2nd Street to the North. The total parcel size is .57- acres, if you include the Seattle pipeline right-of-way and the Lake Avenue South right-of-way. The average slope is 4 percent. Vegetation presently consists of grasses and a few trees with a portion of existing asphalt along the westerly property line. EXISTING DRAINAGE This site generates very little runoff, .23 CFS, which flows to a depression near the southeast property corner. The runoff apparently percelates into this depression. There is an existing 24 storm line along the easterly property line, however, it appears that runoff does not enter this line. PROPOSED DRAINAGE PLAN The detention system was sized using the entire .57 acres and the King County Public Works Guidelines. The design storm is 10 year with a 10 year release rate. A single orifice design will be used. With such a small site, no temporary pond will be utilized. The rational method was used for all calculations. The on -site storm system has been designed to transmit the runoff through a series of downspouts, tighlines, catchbasins and pipe into the detention system. The site is bordered by South 2nd Street to the North and Lake Avenue South to the east. The total parcel size is .42 acres, if you include the Seattle pipeline right-of-way. The average slope is 4 percent. Vegetation presently consists of grasses and a few trees with a portion of existing asphalt along the westerly property line. EXISTING DRAINAGE This site generates very little runoff, .21 CFS, which flows to a depression near the southeast property corner. The runoff apparently percelates into this depression. There is an existing 24" storm line along the easterly property line, however, it appears that runoff does not enter this line. PROPOSED DRAINAGE PLAN The detention system was sized using the entire .42 acres and the King County Public Works Guidelines. The design storm is 10 year with a 10 year release rate. A single orifice design will be used. With such a small site, no temporary pond will be utilized. The rational method was used -for all calculations. The on -site storm system has been designed to transmit the runoff through a series of downspouts, tightlines, catchbasins and pipe into the detention system. The site is bordered by South 2nd Street to the North. The total parcel size is .57 ✓ acres, if you include the Seattle pipeline right-of-way and the Lake Avenue South right-of-way. The average slope is 4 percent. Vegetation presently consists of grasses and a few trees with a portion of existing asphalt along the westerly property line. EXISTING DRAINAGE This site generates very little runoff, .23 CFS, which flows to a depression near the southeast property corner. The runoff apparently percelates into this depression. There is an existing 24 storm line along the easterly property line, however, it appears that runoff does not enter this line. PROPOSED DRAINAGE PLAN The detention system -was sized using the entire .57 acres and the King County Public Works Guidelines. The design storm is 10 year with a 10 year release rate. A single orifice design will be used. With such a small site, no temporary pond will be.utilized. The rational method was used for all calculations. The on -site storm system has been designed to transmit the runoff through a series of downspouts, tighlines, catchbasins and pipe into the detention system.
