My name is Mike Benoit. I will be the assigned project manager for the East Renton Lift Station project. My supervisor,
Dave Christensen, has asked me to contact you to set up an onsite meeting with us to review prior discussions with the
Maplewood HOA and finalize what you would like to see (i.e. final fence placement and the disposition of existing
control building) and how we can potentially accommodate your expectations as part of our work.
Our schedules are currently clear on November 14th. If you are available that day please provide a suggested time. If
you are not available that day, please provide some days and times you would be available and we will try to set up a
meeting.

ForAhe purpose of constructing, reconstructing, installing, repairing, replacing, enlarging, operating and
maintaining sanitary sewer utilities and utility pipelines, together with the right of ingress and egress thereto
Without prior institution of any suit or proceedings of law and without incurring any legal obligation or liability
:therefor. Following the initial construction of its facilities, Grantee may from time to time construct such
additioh514acilities as it may require. This easement is granted subject to the following terms and conditions:

a. Erect or maintaln any buildings or structures within the easement; or

C. Develop, landscape, or..beautify the easement area in any way which would unreasonably increase the costs
to the Grantee of restoring the easement area:and ally private improvements therein.
d. Dig, tunnel or perform other forms of construction activities on. the property' which would disturb the
compaction or unearth Grantee's facilities on th.e right-of-way, or endanger the lateral support facilities.
e. Blast within fifteen (15) feet of;the right-of-way.
This easement shall run with the land described herein, arid shall bei birroing. pon..the..parties, their heirs,
successors in,:interest and assigns. Grantors covenant that. they are the lawful owners of the above properties
and that they have a good and lawful right to execute::this agreement.

RE: SANITARY SEWER EASEMENT ON TRACTS "K" AND "H"
EAST RENTON LIFT STATION ELIMINATION PROJECT
Dear Mr. Romo:
Attached for execution by the Maplewood Estates Homeowners Association is an original
easement document for the City of Renton to own, operate, and maintain its existing
sanitary sewer main located in Tract "K" and "H" of Maplewood Estates. This easement
secures our existing prescriptive rights for our existing sewer main that has been in place
since 2000. Please return the original signed easement to me and the City will have the
document recorded and a recorded copy will be returned to you.
As was explained during my last meeting with the HOA, the City is looking to eliminate the
existing lift station and install a new gravity main south through the undeveloped King
County Parks property. As part of this design work, we discovered that the original
development did not include this required easement for the existing facility.
As far as the project work itself, we are now completing permitting and are still on track to
complete the new sewer main work this summer. As we get ready to bid the project, I
would like to sit down with the HOA again to ensure we have any and all issues addressed
prior to starting any construction.

The Grantor(s), as named above, for and in consideration of mutual benefits, do by these presents, grant, bargain, sell,
convey, and warrant unto the above named Grantee, its successors and assigns, an easement for public sanitary sewer with
necessary appurtenances over, under, through, across and upon the following described property (the right-of-way) in King
County, Washington, more particularly described as follows:
Partial Legal Description:
Tract K and that portion of Tract H Maplewood Estates, Phase I, according to the plat thereof, recorded in Volume 265 of
Plats, pages 51 through 62 inclusive, in King County, Washington.

For.the purpose of constructing, reconstructing, installing, repairing, replacing, enlarging, operating and
maintaining sanitary sewer utilities and utility pipelines, together with the right of ingress and egress thereto
without prior institution of any suit or proceedings of law and without incurring any legal obligation or liability
therefor. Following the initial construction of its facilities, Grantee may from time to time construct such
additional facilities as it may require. This easement is granted subject to the following terms and conditions:
1. The Grantee shall, upon completion of any work within the property covered by the easement, restore the surface of
the easement, and any private improvements disturbed or destroyed during execution of the work, as nearly as
practicable to the condition they were in immediately before commencement of the work or entry by the Grantee.
2. Grantor shall retain the right to use the surface of the easement as long as such use does not interfere with the
easement rights granted to the Grantee.
Grantor shall not, however, have the right to:
a. Erect or maintain any buildings or structures within the easement; or
b. Plant trees, shrubs or vegetation having deep root patterns which may cause damage to or interfere with the
utilities to be placed within the easement by the Grantee; or
C. Develop, landscape, or beautify the easement area in any way which would unreasonably increase the costs
to the Grantee of restoring the easement area and any private improvements therein.
d. Dig, tunnel or perform other forms of construction activities on the property which would disturb the
compaction or unearth Grantee's facilities on the right-of-way, or endanger the lateral support facilities.
e. Blast within fifteen (15) feet of the right-of-way.
This easement shall run with the land described herein, and'shall be binding upon the parties, their heirs,
successors in interest and assigns. Grantors covenant that they are the lawful owners of the above properties
and that they have a good and lawful right to execute this agreement.
By this conveyance, Grantor will warrant and defend the sale hereby made unto the Grantee against all and
every person or persons, whomsoever, lawfully claiming or to claim the same. This conveyance shall bind the
heirs, executors, administrators and assigns forever.
