Location of Site: 1404 Southwest Grady Way
Renton, Washington 98055
b.) Zoning Designation of Site: Medium Industrial (IM)
Zoning Designation
of Adjacent Properties: Industrial Medium (IM) to the north, east and west
Right-of-way to the south
c.) Current Use of the Site: A single one-story building with vehicle storage (R.V.,
boat, etc.) around the fenceline of the property.
d.) Special Site Features: None

Conditions: Uncontrolled fill and Quaternary Alluvial Deposits

Property: Office building
Scope of
the Proposed
Development: Single story office building and Site Development.
Site Development to include associated parking areas,
landscaping, utilities, stormwater infrastructure and
treatment devices.
g.) Proposed Off-Site
Improvements: Proponent is proposing to maintain the existing curb and
gutter and sidewalk along the site’s frontage with SW
Grady Way. The existing driveway approach will be
eliminated from the west side of the site, and relocated
to the east side of the site, to function with the proposed
building layout. Curb and gutter and sidewalk will be
restored at the existing driveway location. Landscaping is
proposed in accordance with City of Renton
requirements.
