Dear Mr. Nathan Janders,
This letter is in regard to the Land Use Modification Request for the Property Located at 1002 N 31st St.
Renton WA, King Count Parcel Number 3342101725
Project Narrative:
This project involves the construction of a new single family residence home on a 5,100 sq.ft. parcel at
the address listed above. The property is currently zoned R-6. The property previously had a single
family home that has been demolished under a separate building permit.
The proposed code section being modified is in regards to the city owned alley improvement that is
currently permitted under C23000097.
The project is currently in the process of a Civil Improvement to the alley that is being constructed. The
alley due to encroachments by surrounding neighbors has caused undue burden on us in our pursuit of
the alley development.
Per City Code the Alley width is to be 16Ft. However encroachments by the neighbors at several
locations has caused a burden.
Modification:
The design modification that is being requested is that at the locations where obstructions are currently
in the way to have the alley width be reduced from 16ft to 12ft. As well as modification request to
change the paved width of the alley improvement from 12ft to 10ft.
Justification:
This variance will allow the applicant to achieve construction of a Single Family Residence that is
consistent with the homes that have been built and are currently under construction in the
neighborhood (Specifically within a .5 Radius).

This variance request is not materially detrimental to the public welfare or injurious to the property or
improvements in the vicinity and zone in which the applicants property is situated. The proposed Land
Use Modifications are in line with the development standards of the homes built, and currently being
built in the immediate vicinity. The modification also does not affect or request a variance in the
building height, which will thus have no impact or impair adjacent views of home owners to East of the
Applicants property.
The Land Use Modification Application does not request the grant of any special privilege inconsistent
with the limitations upon uses of other properties in the vicinity and zone in which the subject property
is located. This Modification Request is also consistent with approved variance requests in the area.
Conclusion:
The applicant’s pursuit for a street modification application is in line with the construction standards of
the Kenndyale Neighborhood of Renton. To allow them to fully enjoy the property, and to build a home
that is similar yet unique in its own manner.
