SUBJECT: Request for Extension- Renton Subdivision (Skattum Renton Plat) (LUA16-000981)
Dear Mr. Schmeil,
This office has reviewed your request (email dated July 20, 2023 and letter dated October 9, 2023) to extend an
approved preliminary plat (File No. LUA16-000981) for a period of one (1) year. The preliminary Renton
Subdivision Plat was approved on May 2, 2018 and was valid for five (5) years. On April 20, 2020, the Renton City
Council adopted an ordinance (Ordinance No. 5968) that temporarily extended the validity of certain permits for
a period of six (6) months due to on-going construction challenges created by the COVID-19 outbreak. Pursuant
to RMC 4-7-080L, the Municipal Code allows the original approving body to issue a single extension of up to one
(1) year to an applicant who files a written request with the Administrator at least 30 days before the expiration
of preliminary short plat approval, provided the Administrator finds that the applicant has obtained issuance of a
construction permit and has made sustained progress towards final construction, engineering, and surveying
necessary to record a final plat. Your request meets requirements of Renton Municipal Code and qualifies for a
one-time extension of one (1) year, as an extension request was submitted more than 30 days prior to the
expiration of the preliminary plat approval, the Construction Permit has been issued and the applicant has made
sustained progress towards final construction necessary for the recording of the final plat. Therefore, your one
(1)-year short plat extension request is approved.
The one (1)-year extension shall be measured using the expiration date of the preliminary plat approval after
issuance of the temporary six (6)-month extension (November 2, 2023) in order to ensure consistency with the
extensions granted to other projects under the emergency ordinance. Please note that all construction must be
completed or deferred and the final plat be recorded in accordance with City Code prior to the last day of the
extension period (November 2, 2024). One (1) additional one-year extension beyond the one-year extension may
be granted by the Hearing Examiner if the applicant shows need caused by unusual circumstances or situations
that occurred during the prior extension period, which make it unduly burdensome to file the final plat. The
applicant must file a written request with the Hearing Examiner and the Administrator for this additional

extension; this request must be filed at least 30 days prior to the plat expiration date. The request must include
documentation as to the need for the additional extension.
