BEE was retained by Colpitts Development Company, LLC for the purpose of providing whole building air leakage testing in accordance with ASTM E779 as required by the 2015 Washington State Energy Code. The Sunset Terrace project is a seven-story mixed use apartment building containing 108 units. This report contains the data for the whole building and completes the building air barrier test requirements. Testing was completed on 03/24/2023. BEE performed the building air barrier test procedure with positive and negative pressure. The whole building air leakage testing was completed using a total of nine mechanical blower door fans. Six fans were placed in the Lobby entryway on the Southern Elevation of level P1. Three fans were placed in the stair 2 entryway on level P2. Flow rates of each fan were recorded at different building pressures ranging between 25 (pa) to 80 (pa). Data was taken over 12 separate points. Result for Sunset Terrace Building 1: 0.349 CFM/SQFT at 75 Pa, Passed Combined Test, Final overall results of the building performance was an air leakage rate of 0.349 CFM/ SQFT of envelope at 75 Pa at the upper 95% confidence interval with the code maximum allowable defined as 0.40 CFM/ SQFT of envelope at 75 Pa. Final pressurization results of the building performance was an air leakage rate of 0.416 CFM/ SQFT of envelope at 75 Pa at the upper 95% confidence interval. Final depressurization results of the building performance was an air leakage rate of 0.282 CFM/ SQFT of envelope at 75 Pa at the upper 95% confidence interval.
