Camellia Court Apartments

The Camellia Court project is located at 101 Williams Ave South on three platted 50’ x 115’ lots
(99, 101, and 107 Williams). The site and surrounding properties are zoned CD (Center
Downtown) in Urban Design District A. The Downtown Business District boundary is
immediately to the south. The existing buildings to the west are Merrill Gardens Apartments and
to the south Merrill Gardens Elderly Care. North of the site are several single family residences,
and to the east the Fulton Apartments (aka Chateau de Ville Condominium). Currently the site
includes two single family residences and a one story commercial structure. The site is flat with
(2) trees which are proposed to be removed. Soil conditions have been documented in a report
by Geotech Consultants, Inc., from May 24, 2022. The proposed development includes five
floors of dwellings for a total of 72 units. The unit mix consists of studios, 2 bedroom, and 3
bedroom units. Parking is provided on two floors, one below grade and one on grade at alley
level for a total of 72 stalls. Parking access is via the existing alley on the west from S Tobin St
or from the alley to the south connecting to Williams Ave. Pedestrian access is located on the
east side from Williams Avenue South. The structure will occupy the entire 17,262 square foot
site (.396 acres). The building height will extend approximately 62 feet to the main wall plate
plus 4 feet to the roof mid-point for a total of 66 feet in height not including the elevator
penthouse and roof access stairs. Offsite required improvements include a 3 foot dedication for
alley widening on the west and a 2 1/2 foot dedication on the east for the widening of the
Williams Avenue South right-of-way. No dedication is needed tor the 20’ alley on the south.
Curb, sidewalk, gutter and landscaping will be provided as a Modification to the City of Renton
standards to reduce the road and ROW width. A fire hydrant will be added to Williams Ave
about 36 feet from the north property line. Street improvements will be similar to the Merrill
Gardens apartments to the south. Construction is expected to run approximately $22,000,000
with a projected market value of $30,000,000 for the completed building. Site excavation is
expected to include approximately 7,900 yards to be hauled off site.
