In an effort to help expedite the final short plat application, the City is offering a pre-submittal review which can be done before substantial completion of the site improvements. For the pre-submittal review you can submit the “paperwork” (i.e., Items #1, #2, #5, #8, #9, #11 and #12 are not required for this review). Once the improvements are complete onsite and the conditions of the preliminary plat have been met, then the official Final Plat Application with all submittal items can submitted for review, approval, and recording. Note, this pre-submittal is offered as a courtesy prior to substantial completion of the onsite improvements in order to help speed up the process on the back end so will not count as an all-inclusive review and will be performed on a timeline commensurate to our department’s workload. There are also no fees associated with the pre-submittal review and fees will be charged once we accept the “formal” final plat application at a later date. 1. Certificate of Incorporation of HOA, if applicable 5. Confirmation of Compliance with all Conditions of Plat Approval Waived for pre-submittal 6. Deed of Right of Way Dedication (must be separate instrument), if applicable (only needed for offsite properties not part of the project) 7. Draft Legal Documents (i.e., drainage covenants, draft HOA CC&Rs, private easements, etc.) 8. Monuments Cards, if applicable Waived for pre-submittal 9. Plat Certificate or Title Report Waived for pre-submittal 10. Plat Plan for Plat Recording 11. Proof of Improvement Deferral or Installation Waived for pre-submittal 12. Public Works Approval (i.e., substantial completion is typically at punch list inspection) Waived for pre-submittal When you are ready to submit for the pre-submittal review let me know and I’ll send over an FTP link to upload the documents.
