HomeMy WebLinkAboutExhibit_2_-_JustificationJUSTIFICATION FOR MODIFICATION REQUEST Address: 1401 Aberdeen Ave NE, Renton, WA 98056 Parcel Number: 334390-1802 Project Scope: Addition to Single-Family Residence. We are requesting a modification to the frontage improvement and dedication requirements per City of Renton Roadway Drainage Review response. A. Substantially implements the policy direction of the policies and objectives of the Comprehensive Plan Land Use Element and the Community Design Element and the proposed modification is the minimum adjustment necessary to implement these policies and objectives; If granted the modification keeps with community growth to give access for road improvements and based on existing right‐of‐way widths does meet the minimum requirement needed for future growth. B. Will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements, based upon sound engineering judgment; The modification will allow for construction of infrastructure per city standards. C. Will not be injurious to other property(ies) in the vicinity; This modification only affects the East side of the property abutting public right of way and will not infringe on any use of the adjacent properties. D. Conforms to the intent and purpose of the Code; No modification to the building code is being sought. E. Can be shown to be justified and required for the use and situation intended; As no other frontage improvements exist along this section of Aberdeen Ave NE, a fee‐in-lieu allows for future improvements without disrupting the existing layout of the area. F. Will not create adverse impacts to other property(ies) in the vicinity. As stated in item #C, this modification, only affects the East edge of the property abutting public right of way and will not infringe on any use of the adjacent properties.
