During our review, staff has determined that additional information is necessary in order to proceed further. The following information will need to be submitted before February 27, 2024 so that we may continue the review of the above subject application:  A revised traffice study is needed. The submitted traffic study from transpogroup, dated August 7, 2023, uses the Office (LU#710) land use to estimate weekday vehicle trip generation for the commercial spaces. Retail commercial is an allowed use within the Commercial Arterial (CA) zone. As retail commercial is the highest vehicle trip generator for the space, the traffic study’s trip generation calculations need to estimate vehicle trip generation based on the retail commercial use. At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum time for resubmittal shall be within ninety (90) days of this notice.
