Longacres Campus Masterplan Narrative
#1: Project Narrative
Longacres Park has been an important place in the history of the Puget Sound region for
the better part of the Century. Unico’s vision for the site is to continue and build upon that legacy
with an innovative and forward-looking Master Plan. No site in the region has the potential to
have such a diverse and innovative mix of uses, bringing together entertainment, professional
athletics, high tech commercial, and substantial residential development. The site provides an
opportunity to create a unique, vibrant mixed-use development in Renton. The master plan builds
upon the existing +/- 850,000 sf of existing commercial space on the site by adding
approximately 3,000 new residential units and approximately 1,000,000 SF of future commercial
office. In addition the Seattle Sounders FC (under separate permit) have started to build their
Seattle Sounders FC Performance Center at Longacres that will house soccer training, team
development and office operations for Seattle Sounders FC.
In addition to this program mix, Longacres includes substantial natural resources that can
serve as major amenities to tenants and visitors. These natural resources providing a habitat and
connectivity for animals as well as outdoor places for people. The site is also situated along the
Sounders line and is adjacent to current and future bus-rapid transit lines, making it poised to
take advantage of the region’s many transit and multi-modal transportation options. These mixes
of uses and possibilities make Longacres a totally unique opportunity, potentially setting a new
bar for mixed-use development in the Puget Sound Region and beyond.
a. Project name, size and location of site:
The project name is the Longacres Campus Masterplan. The project location is
proposed for the Longacres Office Park (LOP) in Renton, Washington. Within the LOP, the
“Site” is comprised of lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 11, 12, 13, 14, 20, 21, 22, 23, 24, 25, 26, I, J, K.
L and M, Parcel 1, Tract A and Tract B of that certain Boeing Longacres Property Second
Amended Binding Site Plan, recorded at King County Recording No. 20050504000673, City of
Renton, King County, WA, (the “BSP”),
The address of the site is 1901 Oakesdale Avenue SW. The Site includes two existing
office buildings. Building 25-20 (approximately 311,982 gsf) located at 1901 Oakesdale and
Building 25-01 (approximately 603,740 gsf) is located at 1301 SW 16th St. The Site includes
maintenance building 25-02 (approximately 25,416 gsf) located at 1302 SW 16th St. and building
25-03 (approximately 9,945 gsf) located at 1300 Southwest 16th St..
The Project Site overall is approximately 85 acres of the 158 acres that is the entire
Longacres Campus.
b. Zoning designation of the site and adjacent properties:
The majority of the lots at the Site are zoned Commercial Office (CO). Lots 1, 2, 3, 4, 5,
6, 7, 8, 9, 11, 12, 13, 14, 20, 21, 22, 23, 24, 25, and 26, Parcel 1, Tract A and Tract B are zoned
Commercial Office (CO). Lots J, K, L and M are zoned Industrial (I). Lot I is zoned Industrial

Heavy (IH). The Comprehensive Plan land use designation for the Site is Employment Area
(“EA”). The property along the West Site Border is the BNSF ROW. The property along the
Northern edge of the Site is the I-405 ROW. To the South the adjacent parcels are zoned
Commercial Office (CO) and to the East the adjacent parcels are zoned Commercial Office (CO)
and Industrial (I).
c. Current use of the site and any existing improvements.
The Site includes an existing 5-story, 311,982 gsf office building (building 25-20) at
Longacres Office Park and an existing 603,740 gsf office building (building 25-01 and an
existing 21,889 gsf daycare (building 25-10). Boeing previously used the buildings and site for
commercial airplane services. The buildings were used for office space and housed Boeing
employees engaged in commercial airplane design and operation. Building 25-10 currently a
daycare. The site also includes a number of undeveloped parcels and surface parking lots.
Currently the Sounders Headquarters is under construction with an estimated completion of
Spring 2024, Additionally the Site near the North Building is the location for a proposed Hotel
and the Site on the East side of Oakesdale the Music Venue. These three projects are under
separate permitting process.
d. Special site features (i.e. wetlands, water bodies, steep slopes.
The Site includes the following features: high seismic hazard areas, wetlands, special
flood hazard areas.
Seismic: GeoEngineers have prepared geotechnical analysis (March 23, 2022) for a
portion of the site near Building 25-20). Additional analysis is to be performed.
Wetlands: The Site includes Tract A of the BSP, where Wetland A is located. A Critical
Areas Existing Conditions Letter Report, by Talasaea Consultants, Inc., (April 29, 2022), has
been done and describes the site features in the area of the future Seattle Sounders FC
Performance Center at Longacres. Additional study of wetlands on the site to be performed by
Talasaea.
Steep Slopes: The Site does not include steep slopes but a large portion of the site is in
Special Flood Hazard Area.
e. Statement addressing soil type and drainage conditions
Subsurface soils are anticipated to consist of surficial fill from past grading activities
overlying recent alluvial deposits. The fill generally consists of very soft to still silt and loose to
medium dense sand with varying amounts of silt and gravel and range up to approximately 6 feet
thick. The alluvial deposits generally consist of loose to medium dense sands and gravels with
varying amounts of silt and very soft to medium still silt. The sand and silty deposits are
generally interbedded with lenses of soft to medium stiff organic silt. The alluvial deposits in the
vicinity of the site range up to approximately 45 feet deep.
The ground water levels in the vicinity of the site will fluctuate as a function of season,
precipitation, and water levels in the Green River. Based on review of the available subsurface

information, the regional groundwater table in the site vicinity varies seasonally at the site and is
near the ground surface elevation during extended periods of wet weather.
f. Proposed use of the property and scope of the proposed development (i.e., height,
square footage, lot coverage, parking, access, etc.):

g. Proposed off-site improvements (i.e. installation of sidewalks, fire hydrants,
sewer main, etc.):

Type of Shoreline: Parcel 2423049022 is adjacent to Springbrook Creek to the East and
has a section of regulated Shoreline, BRSC-B Black River/Springbrook Creek Reaches. The
shoreline is for the Springbrook Creek.
