This narrative outlines the scope of work, focusing on interior modifications. It is important to note that no exterior structures are part of this building permit application. Demolition (1320): The project begins with extensive demolition, including the removal of existing flooring, cabinetry (kitchen, bathrooms, wet bar), countertops, doors, millwork, windows, stairs, rails, and specific sections of the laundry, garage, and utility spaces. Framing (3100): New interior framing will be constructed. On the upstairs, windows and doors will be relocated. The main floor will also see the relocation and framing of new doors. A panoramic window, or 'Nanawall', will be a feature addition. All will be subject to engineering drawings and calculations. Plumbing, Electrical, and HVAC (3600, 3700, 3800): Rough plumbing involves capping existing fixtures and relocating several bathroom and kitchen fixtures. Electrical work includes installing new fixtures as per electrical plans. HVAC work involves relocating the fireplace, kitchen hood, bathroom fans, furnace, and air vents as required by the new design. Insulation (4700): Existing insulation, assumed to be up to code, will be retained. Anything not up to code, will be brought up to code. Windows, Doors, and Drywall (4590, 5000): New windows will be installed throughout. The project also includes hanging, mudding, patching, skimming, and sanding new drywall.' Interior Finishes: · Flooring (5100): Installation of new engineered hardwood in various rooms including living areas, bedrooms, and bathrooms. · Finish Carpentry (5200): Installation of new baseboard and trim. · Cabinet and Vanity Install (5450): All cabinetry will be installed as per shop drawings. · Countertops (5420): Installation of Quartzite and quartz countertops in various bathrooms and the kitchen. · Ceramic Tile (5200): Tile work in the guest and primary bathrooms, including heated floors. · Finish Plumbing (5600): Trimming out seven fixtures. · Interior Painting (5920): Painting millwork, walls, and ceilings. · Finish Electrical (5700): Installation of electrical outlets, switches, lights, and fixtures. · Appliance Install (5595): Installing appliances in remodeled areas. · Stair and Guardrail Work (5120, 5260): Installation of new stairs nosing, handrails, and railings.
