HomeMy WebLinkAboutPRE23-000236-Eary SEPA Notice Letter January 22, 2024 Julia Reeve Unico Properties 1326 5th Ave, Suite 800 Seattle, WA 98101 SUBJECT: PRE23-000236: Response to Request for Early Notice Longacres Master Plan, 1301 SW 16th St and 1901 Oakesdale Ave SW Dear Ms. Reeve: The City of Renton’s Environmental Review Committee has reviewed your request for early notice of whether a Determination of Significance (DS) is likely to be issued for the proposed Longacres Master Plan located at 1301 SW 16th St and 1901 Oakesdale Ave SW. The proposed project site (Site) consists of 20 separate parcels (APNs 242304-9022, 088670-0010, -0020, -0030, -0040, 0050, -0060, -0070, -0080, -0110, -0120, -0130, -0140, -0200, -0210, -0220, -0230, -0240, -0250, and -0260) and two tracts (Tract A (APN 0886700360) and Tract B (APN 0886700370). In addition, the overall Site includes five (5) industrial parcels that provide the power, heat, and cooling (APNs 2423049071, -9055, -9052, -9050, and -9048) located at 1300, 1316, 1412, 1404, and 1432 SW 16th St. The project site totals approximately 158 acres and includes approximately 850,000 square feet of existing office space, maintenance buildings, and landscaped area. The proposed Project Site would include approximately 85 acres of the main campus area. The master plan proposes to add approximately 1,000,000 of additional commercial office space, approximately 3,000 new residential dwelling units, retail, day-care, restaurants and breweries, and associated parking, outdoor spaces. Following review of the submitted supporting plans and documents, the Committee has determined that a DS resulting in an Environmental Impact Statement is likely to be issued for your proposal based on the information submitted to the City as of the date of this letter. The response to your request for early notice is based on the following documents submitted to the City: Request for Early Notice w/ supporting documentation prepared by Unico Properties, dated January 8, 2024 Conceptual Site Plans and Area Charts, prepared by LMN + Hewitt Project Narrative Pre-Application Meeting Summary, dated August 3, 2023 As mentioned previously, this response to the request for early notice is based on the submitted supporting documents provided by the applicant prior to submitting a land use permit application. The applicant may change or clarify the proposal to mitigate the indicated impacts and revise the environmental checklist and/or permit application as necessary to reflect the changes or clarifications.
