RE: - SHORELINE EXEMPTION MODIFICATION
The project is called Voyager 3312, it is the construction of a 4,814 Sq. Ft. House. Located at 3312
Lake Washington Blvd. Renton WA 98056 at Parcel Number 3342100050.
The property is currently in the R-8 Zone along with the adjacent properties in the neighborhood.
The Site has no significant site features.
The soils are a good coarse soil, the BMP that is currently designed is for on site infiltration. The
proposed use of the property is to maintain the current use for one Single Family Residence. The previous
residence on the property has been demolished under a separate Building Permit. No Current trees on
site are going to be removed. The current land that is slated to be dedicated to the City of Renton is 4.5
feet of the west side of the property, which is being dedicated due to the frontage improvement.
The property is currently located within 200 feet of Lake Washington, however the property does
not own any shoreline on Lake Washington Blvd. It is currently about 135 ft. away from the shoreline. In
between the west property line and the shoreline is the main arterial Lake Washington Blvd. A buffer and
drainage ditch, as well as the Lake Washington Trail. There are currently three parcels that are in front of
the subject property and they are the following: 3124059077; 3124059079; 3124059076.
