Project Narrative
Dear Andrew Van Gordon,
Voyager Development LLC is constructing a 4,814 Sq. Ft. Home at 3312 Lake Washington Blvd. Renton WA 98056
at Parcel Number 3342100050. The property is currently zoned R-8, as well as the properties along Lake Washington
Blvd in the surrounding vicinity. The current use of the site is for a SFR and the future use of the site will be for a SFR as
well. Under the current development that is in progress the owner will be improving the frontage of the site, Curb and
Gutter, Planter strip, and sidewalk.
An alley abuts the east side of the property. The property is located within 200’ of the Lake Washington
Shoreline requiring a Shoreline exemption permit. The Property slopes from East to west towards the lake. The site soils
are permeable and the proposed drainage system set up for the project is a Drywell system. Please reference the
drainage report and the drainage assessment for this project.
The proposed use of the site is for the Construction of a new Single Family Home (SFR), on the property. The
height of the home is to the City of Renton Code and standards, please reference elevation for calculations. The home is
4,814 Sq. Ft., and the Lot is 7,463 Sq. Ft. The property previously had two curb cuts, however with the current proposed
development we are designing the access to be reduced down to one curb cut.
The City of Renton Roadway and Drainage Assessment is requiring the Owner to dedicate 4.5Ft of the west
property line running North to South to the city for ROW/Frontage Improvement. In this dedication, the owner has
submitted a Deed of Dedication, dedicating the 4.5Ft portion to the city.
