Construction of Single Family Residence and Accessory Buildings: Construction on shorelands by an owner, lessee or contract purchaser of a single family residence for his own use of the use of his family, which residence does not exceed a height of thirty five feet (35’) above average grade level as defined in WAZC 173-27-030 and which meets all requirements of the State agency or local government having jurisdiction thereof, other than requirements imposed pursuant to this Section. i. “Single family” residence means a detached dwelling designed for and occupied by one family including those structures and developments within a contiguous ownership which are a normal appurtenance. An “appurtenance” is necessarily connected to the use and enjoyment of a single-family residence and is located landward of the OHWM and/or the perimeter of a wetland. ii. Construction authorized under this exemption shall be located landward of the OHWM. Staff Comments: The applicant has identified that the detached dwelling will be for their own use (Attachment 1). The site plan (Attachment 2) and elevations (Attachment 3) show that the detached dwelling will have an approximate height of 29 feet (29’) from the average grade level to the highest point. Required frontage improvements will occur approximately 150 feet (150’) landward of the OHWM with the dwelling itself approximately 170 feet (170’) from the OHWM. The work will be consistent with all other applicable requirements. FINDINGS: The proposed development is: i. Consistent with the policies of the Shoreline Management Act. ii. Not Applicable to the guidelines of the Department of Ecology where no Master Program has been finally approved or adopted by the Department. iii. Consistent with the City of Renton Shoreline Mater Program.
