GENERAL GRADING NOTES:
1. PRIOR TO THE START OF GRADING. ALL EXISTING VEGETATION, DEBRIS. RUBBLE, ASPHALT
PAVEMENT, ETC.. SHALL BE REMOVED FROM ME SITE TO THE SATISFACTION) OF ME OWNER.
STOCKPILING OF DEBRIS, AND RUBBLE OTHER UNSUITABLE MATERIALS WILL NOT BE PERMITTED
DURING GRADING AND UTILITY INSTALLATIONS.
2. UPON COMPLETION OF STRIPPING ND EXCAVATION AND PRIOR TO PLACEMENT OF FILL OR
PAVEMENTS NEWLY EXPOSED BASE SHALL BE EVALUATED BY PROOROLLED USING A LOADED
DUMP TRUCK OR DRUM ROLLER OR SIMILAR EQUIPMENT AND OBSERVED BY THE GEOTECHNICAL
ENGINEER.
3. ALL MATERIAL TO BE USED AS FILL (BOTH ON SITE AND IMPORTED) SHALL BE IN COMPLIANCE
WITH THE RECOMMENDATIONS CONTAINED WITHIN THE SOILS REPORT. ORGANIC MATERIAL SHALL
NOT BE PERMITTED IN FILLS, EXCEPT AS PERMITTED BY SOILS ENGINEER. STRUCTURAL FILL
SHOULD BE FREE OF ORGANIC MATTER ND NO PARTICLES LARGER THAN 4 INCHES.
RECYCLED ONSITE MATERIAL SHALL BE PROCESSED AND PLACED AS PER THE SOILS REPORT
UNLESS OTHERWISE DIRECTED BY THE GEOTECHNICAL ENGINEER. ALL IMPORTED MATERIAL FOR
FILLS BE SHALL BE FOR THE PURPOSES INTENDED, MEETING THE GRADATION REQUIREMENTS
CONTAINED WITHIN THE SOILS REPORT.
4. ALL "ENGINEERED FILLS' OR STRUCTURAL FILL SHALL BE COMPACTED TO A MINIMUM OF 92
PERCENT OF THE SOILS MAXIMUM DRY DENSITY AS DETERMINED BY ASTM TEST DESIGNATION
D-1577. THE EMBANKMENTS SHALL BE CONSTRUCTED IN SUCCESSIVE HORIZONTAL LAYERS NOT
EXCEEDING B INCHES IN LOOSE THICKNESS. UNLESS OTHERWISE DIRECTED BY THE
GEOTECHNICAL ENGINEER AND/OR INDICATED IN THE SOILS REPORT.
5. IF ANY UNKNOWN SUBSURFACE STRUCTURES ARE ENCOUNTERED DURING CONSTRUCTION, THEY
SHALL IMMEDIATELY BE BROUGHT TO THE ATTENTION OF THE OWNER'S ENGINEER PRIOR TO
PROCEEDING.
6. THE CONTRACTOR SHALL BE RESPONSIBLE FOR IMPORTING ND/OR EXPORTING ALL
MATERIAL AS
REQUIRED TO PROPERLY GRADE MIS SITE TO THE FINISHED ELEVATIONS SHOWN HEREON IN
ACCORDANCE WITH ME APPROVED PLANS, SPECIFICATIONS, AND THE SOILS ENGINEER'S
RECOMMENDATIONS.
7. SOIL STERILIZATION (WEED KILLER) SHALL BE APPLIED IN AREAS TO BE PAVED. KEEP 2 -FOOT
MINIMUM CLEAR OF EXISTING AND PROPOSED LANDSCAPE AREAS APPLY AT MANUFACTURER'S
RECOMMENDED RATE TO ASSURE 3 -INCH MINIMUM PENETRATION.
S. PONDING OR 'BIROBATHS' EXCEEDING ONE-QUARTER NCH IN DEPTH IN ALL PAVED AREAS
SHALL NOT BE ACCEPTABLE AND SHALL BE CORRECTED BY THE CONTRACTOR.
9. PRIOR TO FINAL PAVING, PAVEMENT AT MATCH LINES WITH EXISTING PAVEMENTS SHALL BE
SAW -CUT IN STRAIGHT LINES TO THE FULL DEPTH OF THE EXISTING PAVEMENT.
10. THE TOPS OF EXISTING MANHOLES, INLET STRUCTURES, AND SANITARY CLEANOUT TOPS SHALL
BE ADJUSTED AS REWIRED TO MATCH PROPOSED GRADES ND IN CONFORMANCE WITH
APPLICABLE STANDARDS.
11. COMPACTED BUILDING PAO(S) MUST EXTENDING A MINIMUM OF FIVE (5) FEET BEYOND THE
NEW BUILDING FOOTPRINT, INCLUDING CANOPIES OR OTHER STRUCTURAL APPENDAGES, UNTIL
THE PERIMETER FOUNDATIONS ND WALLS NE CONSTRUCTED AND BACKFILLED. THE EXTENDED
PORTION OF THE BUILDING PAD SUBGRADE MUST THEN BE REMOVED/REGRADED TO MEET THE
FINAL GRADE AND MATERIAL REQUIREMENTS AROUND THE BUILDINGS' PERIMETER.
12. SUBGRADE ELEVATIONS OF BUILDING PADS TO BE CONFIRMED WITH THE STRUCTURAL
DRAWINGS AS FLOOR SUB THICKNESS VARIES. ALL BUILDING PAD SUBGMDES TO BE
PREPARED AS PER THE RECOMMENDATIONS CONTAINED WITHIN THE SOILS REPORT.
13. UNLESS OTHERWISE NOTED ALL SIDE SLOPES SHOWN ON THESE PLANS SHALL BE 2:1
(MAXIMUM).
14. ALL SPOT ELEVATIONS SHOWN ON THE PLAN ARE TO TOP OF PAVEMENT UNLESS
OTHERWISE NOTED.
15. GRADING OUTSIDE OF THE CRY RIGHT-OF-WAY MUST COMPLY WITH INTERNATIONAL BUILDING

2. ASBESTOS ABATEMENT, MUST BE APPROVED BY PUGET SOUND AIR POLLUTION CONTROL AGENCY
PRIOR TO DEMOUTION, CONTRACTOR IS RESPONSIBLE FOR OBTAINING ALL PERMITS FROM THIS
AGENCY. CONTRACTOR IS CAUTIONED THAT ASBESTOS CONTAINING MATERIAL AND OTHER REGULATED
MATERIALS EXIST. CONTRACTOR SHALL REVIEW THE LEVEL 1 REPORT OR LATEST ADDENDUM
THERETO FOR FURTHER DESCRIPTION. CONTRACTOR SHALL OBTAINAPPROVED REPoRfLI FOR

6. ANY HAZARDOUS SUBSTANCES AND/OR MATERIALS ENCOUNTERED SHALL BE HANDLED AND
DISPOSED OF BY MADDED PERSONNEL ACCORDING TO CITY, STATE AND FEDERAL REGULATIONS.
7. EROSION CONTROL IS REQUIRED TO PREVENT DEBRIS FROM ENTERING STORM SYSTEM.
B. ANY ENCOUNTERED UNDERGROUND TANKS, VAULTS, ETC.. SHALL BE REMOVED PER COUNTY/STATE
REGULATIONS. CRAWL SPACES, TUNNELS, TANK HOLES, ETC., SHALL BE BACKFILLED AND
COMPACTED PER SOILS ENGINEERS RECOMMENDATIONS
9. DISCONNECT ALL POWER. TELEPHONE, GAS FROM BUILDINGS. CONTRACTOR SHALL CONTACT AND
COORDINATE WITH THE OWNER AND ANY APPROPRIATE UTILITY COMPANIES ON REQUESTING
DISCONNECTION'S. REMOVALS ND/OR RELOCATION OF EXISTING SERVICE. CONTRACTOR SHALL
COORDINATE WITH THE OWNERS ENGINEER, THE OWNER AND APPROPRIATE UTILITY PURVEYORS TO
VERIFY SERVICE LOCATIONS TO EXISTING BUILDING. CONTRACTOR IS CAPTIONED THAT SOME

SUMP PUMPS. RELOCATION OF DITCHES... ETC), MAY BE REQUIRED TO ENSURE COMPLETE
SILTATION CONTROL OF THE PROJECT. THEREFORE, DURING THE COURSE OF CONSTRUCTION,
THE CONTRACTOR SHALL ADDRESS ANY CHANGED OR NEW CONDITIONS THAT MAY BE
CREATED BY THE CONTRACTOR'S ACTIVITIES AND PROVIDE ADDITIONAL FACILITIES THAT MAY
BE NEEDED TO PROTECT ADJACENT PROPERTIES. THE CONTRACTOR SHALL UPDATE THE
SWPPP ACCORDINGLY.
6. PROPOSED WATER QUALITY VAULT AND POND MAY BE USED FOR SEDIMENT TRAP DURING
CONSTRUCTION. NO SEDIMENT LADEN WATER TO BE DISCHARGED DOWNSTREAM AS A
RESULT OF CONSTRUCTION. ALL SEDIMENT WITHIN THE WATER QUALITY VAULTS OR POND IS
TO BE REMOVED AND DISPOSED AT N APPROVED LOCATION.
B. CONTRACTOR TO PROTECT ALL EXISTING CATCH BASINS THAT RECEIVE RUNOFF FROM THE
PROJECT SITE. CATCH BASIN INSERTS SHALL BE PROVIDED AND PROPERLY MAINTAINED IN
ALL EXISTING AND NEW CATCH BASINS WITHIN THE CONSTRUCTION LIMOS. AT NO TIME
SHALL MORE THAN 6 INCHES OF SEDIMENT BE ALLOWED TO ACCUMULATE WITHIN A CATCH
BASIN. ALL CATCH BASINS AND CONVEYANCE LINES SHALL BE CLEARED PRIOR TO PLACING
RIGID OR FLEXIBLE PAVEMENT. THE CLEARING OPERATION SHALL NOT FLUSH
SEDIMENT -LADEN WATER INTO DOWNSTREAM SYSTEM. ALL CATCH BASIN INSERTS PROTECTION
SHALL BE REMOVED AFTER DISTURBED SURFACES ARE STABILZED AND SEDIMENTATION
HAZARDS NO LONGER EXIST.
9. STABILIZED CONSTRUCTION ENTRANCES SHALL BE INSTALLED AT THE BEGINNING OF
CONSTRUCTION AND MAINTAINED FOR THE DURATION OF THE PROJECT. ADDITIONAL
MEASURES MAY BE REQUIRED TO INSURE THAT ALL PAVED AREAS ARE KEPT CLEAN FOR
THE DURATION OF THE PROJECT.
10. WHERE SEEDING IS REQUIRED AS A TEMPORARY STABILIZATION, FAST GERMINATING GRASSES
SHALL BE APPLIED AT AN APPROPRIATE RATE (E.G. ANNUAL OR PERENNIAL RYE APPLIED AT
APPROXIMATELY 80 LBS / ACRE).
11. SCRAPING AND SWEEPING OF STREETS, SIDEWALKS AND FLOWUNES MUST BE CONDUCTED
AT THE END OF EACH WORK DAY WITH A VACUUM SWEEPER OR OTHER APPROVED MEANS.
12. THE CONTRACTOR SHALL IMPLEMENT LINEAR RUN-ON CONTROLS TO PREVENT WATER FROM
ENTERING THE CONSTRUCTION AREA.
13. PROCESS WATER, SUCH AS WATER USED IN CONCRETE WORK OR PUMPED FROM A TRENCH
AFTER A RAIN EVENT, SHALL BE HAULED TO AN APPROPRIATE DISPOSAL SITE. PROCESS
WATER SHALL NOT BE DISCHARGED TO THE STORM DRAIN.

CONTRACTOR. CONTRACTOR SHALL PERFORM ALL REQUIREMENTS OF THE SWPPP'
INCLUDING PLAN PREPARATION, ANY REQUIRED INSPECTIONS, ANY REQUIRED SAMPLING, AND
REQUIRED PLAN UPDATES AND REVISIONS. IKEA CONSTRUCTION MANAGER WILL REVIEW AND
APPROVE PLAN PRIOR TO PROJECT IMPLEMENTATION. CONTRACTOR SHALL ENSURE
PERSONS WITH WDOE 'CESCL' ACCREDITATION PERFORM ANY ACTIVITIES REQUIRING THE
CESCL CERTIFICATION. THE CONTRACTOR WILL BE RESPONSIBLE FOR THE CONSTRUCTION
STORMWATER PERMIT FOR THIS PROJECT.
3. APPROVAL OF THIS TESC PLAN DOES NOT CONSTITUTE N APPROVAL OF PERMANENT ROAD
OR DRAINAGE DESIGN (E.G. SIZE AND LOCATION OF ROADS, PIPES, RESTRICTORS,
CHANNELS, RETENTION FACILITIES, UTILITIES...)
4. THE IMPLEMENTATION OF THIS TESC AND THE CONSTRUCTION, MAINTENANCE, REPLACEMENT,
AND UPGRADING OF THESE TESC PLN FACILITIES IS THE RESPONSIBILITY OF THE
CONTRACTOR UNTIL ALL SURFACES ARE STABILIZED AS PER FINAL PLANS AND APPROVED.
THE CONTRACTOR SHALL PROVIDE AND MAINTAIN TEMPORARY SEDIMENTATION FACILITIES TO
ENSURE THAT SEDIMENT -LADEN WATER DOES NOT ENTER THE NATURAL OR PUBLIC
DRAINAGE SYSTEM.
5. THE TESC FACILITIES REFERRED ON THIS PLN ARE THE MINIMUM REQUIREMENTS FOR
ANTICIPATED SITE CONDITIONS. AS CONSTRUCTION PROGRESSES AND UNEXPECTED
(SEASONAL) CONDITIONS DICTATE, MORE SILTATION CONTROL FACILITIES (E.G. ADDITIONAL
SUMP PUMPS. RELOCATION OF DITCHES... ETC), MAY BE REQUIRED TO ENSURE COMPLETE
SILTATION CONTROL OF THE PROJECT. THEREFORE, DURING THE COURSE OF CONSTRUCTION,
THE CONTRACTOR SHALL ADDRESS ANY CHANGED OR NEW CONDITIONS THAT MAY BE
CREATED BY THE CONTRACTOR'S ACTIVITIES AND PROVIDE ADDITIONAL FACILITIES THAT MAY
BE NEEDED TO PROTECT ADJACENT PROPERTIES. THE CONTRACTOR SHALL UPDATE THE
SWPPP ACCORDINGLY.
6. PROPOSED WATER QUALITY VAULT AND POND MAY BE USED FOR SEDIMENT TRAP DURING
CONSTRUCTION. NO SEDIMENT LADEN WATER TO BE DISCHARGED DOWNSTREAM AS A
RESULT OF CONSTRUCTION. ALL SEDIMENT WITHIN THE WATER QUALITY VAULTS OR POND IS
TO BE REMOVED AND DISPOSED AT N APPROVED LOCATION.
B. CONTRACTOR TO PROTECT ALL EXISTING CATCH BASINS THAT RECEIVE RUNOFF FROM THE
PROJECT SITE. CATCH BASIN INSERTS SHALL BE PROVIDED AND PROPERLY MAINTAINED IN
ALL EXISTING AND NEW CATCH BASINS WITHIN THE CONSTRUCTION LIMOS. AT NO TIME
SHALL MORE THAN 6 INCHES OF SEDIMENT BE ALLOWED TO ACCUMULATE WITHIN A CATCH
BASIN. ALL CATCH BASINS AND CONVEYANCE LINES SHALL BE CLEARED PRIOR TO PLACING
RIGID OR FLEXIBLE PAVEMENT. THE CLEARING OPERATION SHALL NOT FLUSH
SEDIMENT -LADEN WATER INTO DOWNSTREAM SYSTEM. ALL CATCH BASIN INSERTS PROTECTION
SHALL BE REMOVED AFTER DISTURBED SURFACES ARE STABILZED AND SEDIMENTATION
HAZARDS NO LONGER EXIST.
9. STABILIZED CONSTRUCTION ENTRANCES SHALL BE INSTALLED AT THE BEGINNING OF
CONSTRUCTION AND MAINTAINED FOR THE DURATION OF THE PROJECT. ADDITIONAL
MEASURES MAY BE REQUIRED TO INSURE THAT ALL PAVED AREAS ARE KEPT CLEAN FOR
THE DURATION OF THE PROJECT.
10. WHERE SEEDING IS REQUIRED AS A TEMPORARY STABILIZATION, FAST GERMINATING GRASSES
SHALL BE APPLIED AT AN APPROPRIATE RATE (E.G. ANNUAL OR PERENNIAL RYE APPLIED AT
APPROXIMATELY 80 LBS / ACRE).
11. SCRAPING AND SWEEPING OF STREETS, SIDEWALKS AND FLOWUNES MUST BE CONDUCTED
AT THE END OF EACH WORK DAY WITH A VACUUM SWEEPER OR OTHER APPROVED MEANS.
12. THE CONTRACTOR SHALL IMPLEMENT LINEAR RUN-ON CONTROLS TO PREVENT WATER FROM
ENTERING THE CONSTRUCTION AREA.
13. PROCESS WATER, SUCH AS WATER USED IN CONCRETE WORK OR PUMPED FROM A TRENCH
AFTER A RAIN EVENT, SHALL BE HAULED TO AN APPROPRIATE DISPOSAL SITE. PROCESS
WATER SHALL NOT BE DISCHARGED TO THE STORM DRAIN.
14. THE CONTRACTOR SHALL REFER TO 'WASHINGTON DEPARTMENT OF ECOLOGY STORMWATER
MANUAL FOR WESTERN WASHINGTON, APRIL 2005' FOR NY EROSION AND SEDIMENTATION
CONTROLS. THE FOLLOWING LIST CONTAINS SOME COMMON BEST MANAGEMENT PRACTICES
(BMPS) . BUT ARE NOT LIMITED TO THE ONES LISTED BELOW:
P. BMP C103: HIGH VISIBILITY PLASTIC FENCE
b. BMP C123: PLASTIC COVERING
c. BMP C203: WATER BARS
d. BMP C220: STORM DRAIN INLET PROTECTION
e. BMP C233: SILT FENCE
19, THERE SHALL BE NO WASHOUT CONCRETE AREA ON SITE, EXCEPT IF AUTHORIZED BY
CONSTRUCTION MANAGER. IF AUTHORIZED THOSE WASHOUT SHALL BE SUCH AS THE
ECO -PAN WASHOUT CONTAINMENT SYSTEM AND SERVICED ADEQUATELY PER CASE BY CASE
INSTRUCTIONS.
20. NEWLY INSTALLED STORMWATER LINES AND STRUCTURES SHALL BE FLUSHED AND CLEANED
BEFORE PLACING IN SERVICE OR CONNECTING TO THE EXISTING STORMWATER SYSTEM.
21. PROJECT SHALL NOT BE DEEMED COMPLETE UNTIL CONSTRUCTION MANAGER DETERMINES
THAT THE PROJECT SITE MEETS ALL THE REQUIREMENTS OF FINAL SITE STABILIZATION AS
DEFINED BY ECOLOGY.
