The project site is located at 12816 - 156th Ave SE (APNs 3664500170, -0175) and totals approximately 46,480 square feet (1.06 acres) in area. It is zoned Residential-4 (R-4). The proposed residential lots range in size from 9,516 square feet to 9,524 square feet. Tract A is a proposed stormwater tract. The applicant is requesting a street modificatio n to incorporate bike lanes on 156th Ave SE to meet standards from the adopted Renton Trails and Bicycle Master Plan. No critical areas were identified on the subject property.
