I am actually excited to see this property developed but have 3 questions / concerns I would like addressed with the current application. 1) Why was the critical area / wetland report waived? Isn't it standard practice to have a wetland biologist walk the site and provide a letter stating there are no critical areas if that is the case? I looked at this property numerous times for clients over the past 6 years and the hold up was always uncertainty over possible wetlands. The site definitely has usable area, but it would be nice to have a critical area report to insure there are not wetlands on site. 2) They are proposing to save tree 372 which is a cotton wood that the arborist report states "Dead side trunk with Ganoderma conk at base. Possible risk of large part failure." This is adjacent to my property and in there is risk of large failure it should not be retain, especially since you are removing the other trees around it so it will be more exposed to the wind. 3) Since Pasco street will be extended and connect to 8th street (I like this), I would like to request the intersection of Pasco and 7th be turned into a 3 way stop. This will calm traffic, and now that Pasco is extended, this needs to be a controlled intersection. Like I said, I am actually excited for this to be developed, and have been in the industry for almost 20 years, I just want to ensure it is a vibrant and safe development when it is completed.
