SUMMARY OF REQUEST: The applicant is requesting approval of a modification of the
Residential Design Standards (RMC 4-2-115) on a proposed single
family home. The proposed project site is located in the Residential
-8 dwelling units per acre (R-8) zone.
1. Roof
Choose one:
D Hip or gabled with at least 6:12 pitch; or
D Shed roof; or
D Alternative that meets guidelines (Explain)
And if more than nine (9) lots choose one:
D A variety of roof forms are used; or
lz;J Alternative that meets guidelines (Explain) The applicant is proposing a modification
from the City of Renton's residential design standard for roofs. Rather than the
minimum roof pitch standard of 6:12. the applicant proposes a 4:12 pitch roof. The
applicant requests a non-conforming roof to properly execute the northwest
contemporary design style and maintain neighborhood consistency. The applicant

references four other homes in the area that feature non-conforming roofs that have
been permitted or built within the last year.
2. Architectural Detailing
Choose one:
D Trim (minimum of 3 -1/2") around all windows and doors; or
D Shutters on windows and trim (minimum 3 -1/2") around doors; or
~ Alternative that meets guidelines (Explain) The applicant is proposing a window trim
of less than the standard of 3-1/2". The applicant explains that "Motion Space
Architecture made a significant effort to vary the exterior materials with a blend of
high end finishes: cement board panels. cement clapboard. natural wood. and fiber
cement." The applicant states that, "These elements along with the above average
glazing, exterior modulation, and varying roof forms create a unique home that will be
a great fit in the Renton community." The applicant and staff agree that these features
eliminate the need for additional architectural detailing and meets the intents of the
guidelines.
And, if one siding material is used on any side that is 2 stories or more, choose one:

A horizontal band (minimum 8") is used between the first and second story; or
Alternative that meets guidelines (Explain) The applicant is proposing no horizontal
band to complement the Northwest contemporary design. The home is a tuck-under
home with only one story visible from the street at grade. A belly band between the
first and second story would not be seen from the street. therefore, staff agree that
there is no need for an 8 inch horizontal band.
RMC 4-9-250D.2 Criteria for Modification of the Standards.
The requested modification must also meet the following criteria:
1. Will meet the objectives and safety, function, appearance, environmental protection and
maintainability intended by the Code requirements, based upon sound engineering
judgment; and
2. Will not be injurious to other property(ies) in the vicinity; and
3. Conform to the intent and purpose ofthe Code; and
4. Can be shown to be justified and required for the use and situation intended; and
5. Will not create adverse impacts to other property(ies) in the vicinity.
DECISION
The proposal satisfies 5 ofthe 5 criteria listed in RMC 4-9-250D2 for approval of modifications.
Therefore, the 1221 Monterey Ave NE Residential Design Modification modification(s) of the
City of Renton Department of Community and Economic Development Administrative Modification Request Report & Decision

residential design standards for the proposed single-family residential structure, Project
Number LUA14-001307, MOD is(are) approved.

Signature Custom Homes is proposing to build a contemporary design custom home at 1224
Monterey Avenue Northeast Renton. The new nine lot subdivision [Nelson Short Plat, or as we refer to
Monterey Heights] currently has at least 4 of the 7 homes, 1215, 1200, 1212, 1224 Monterey Avenue
Northeast, with design modification approvals for roof pitch and front elevation detail. These homes are
recently completed or currently under construction.
To properly execute the Northwest contemporary design style consistent with the above
mentioned homes, we are requesting roof design modification (below 6/12 pitch), window and door
trim modification less than 4" or no trim, and side load garage entrance, ,,,.~ "''" ""-'-11,. "''""''·
The architecture firm on this project, Motion Space Architecture, made a significant effort to
vary the exterior materials with a blend of high end finishes: cement board panels, cement clapboard,
natural wood, and fiber cement. These elements along with the above average glazing, exterior
modulation, and varying roof forms create a unique home that will be a great fit in the Renton
community.
In conclusion, it is Signature's position that this home be approved for construction based on the
reasons previously mentioned, as well as Signature continued and documented efforts to build high
quality homes with varying architecture in the City of Renton.
