Variance Requests Justification
Dear Vanessa Dolbee,
This variance requests is being submitted on behalf of Harinderbir Singh and Ikman Kaur who currently own the
property at 427 Windsor Way NE Renton WA. The relevant permit for this project is B20003694. The project is the
construction of 5,515 Sq. Ft. with a 937 Sq. Ft. attached garage, with a 250 Sq. Ft. covered porch/patio. The current
zoning of the property is R-8, it is located in a residential neighborhood, with the current project already having been
constructed pending final inspection. There are no special features to the site that have been identified or need be
addressed.
The variance requests is in regards to the construction of the home and the access therein of to the garage in
the basement level. The original permit for this home was approved on 5/27/2021. The construction followed
subsequently. A permit extension was requested and granted. During the construction process while the house
foundation was already in and the house was being framed, we realized that they’re was an issue with the driveway
slope. It was going to exceed the maximum allowed amount of 15%. Upon the realization a plan was devised to adjust
the garage height, the garage door, and get to the required minimum amount. This plan was put into effect and
constructed. Up until the final grade of the driveway, we did believe that we could get to the desired slope, however
upon the final construction it became abundantly clear that would not be the case.
As it stands the current driveway slope exceeds the maximum 15% allowed, and we are requesting an after the
fact variance in regards to the slope of the driveway. The house is currently constructed. The driveway as it currently
stands is easily accessible. Multiple different types of vehicles can enter and exit the garage, and cars can be parked on
the driveway.
The slope variance request does not negatively impact the surrounding community of homes. Homes in the
general vicinity have existing pre-sloped driveways and access points similar to this home. The surrounding properties
will not be impacted in any manner as the driveway width and access has not changed from the original approved plan
set beyond the current slope.
The approval of the variance request does not request any special treatment or privilege that other homes do
not enjoy. The driveway setback, width and curb cut are similar/same of that to others in the vicinity and homes in the
Greater Renton Area. The after the fact variance request is the minimum request that we are making, this request has
no impact on impervious surface and maximum building coverage specifications.
