We request a conditional use permit for a City of Renton PRADU to be constructed in front of
the existing home. Per City of Renton COR Maps, the rear yard of the existing home is in a
landslide zone. The King County Department of Assessments has also listed Traffic Noise as a
nuisance on the property assessment. Constructing an ADU in the rear yard would expose it to
higher traffic noise levels than the existing home.
a. Consistency with plans and regulations: The project is being done with the guidance of
the City of Renton Planning Division
b. Appropriate Location: No detrimental overconcentration will occur as a result of the
project.
c. Effect on adjacent properties: there will be no substantial or undue adverse effects on
adjacent properties.
d. Compatibility: Under the direction provided by the Planning Division the project will be
compatible with the scale and character of the neighborhood.
e. Parking: Adequate parking is already available.
f. Traffic: No negative effects on the surrounding area
g. Noise, light, and glare: The proposed location of the ADU is far enough away from
neighboring homes so as not to impact.
h. Landscaping: Landscaping and a 6 ft fence are currently in place om the property line
directly north of the proposed ADU location.
