I’ve included the comments from the Letter and the response in BLUE. 1. Comment. A traffic scoping memo identifying the number of proposed trips for the site is required as the proposed use does not fall into an established land use category from the ITE manual 11th edition. This is needed to accurately run a concurrency report and establish the transportation impact fees. Response. THE REQUESTED TRAFFIC SCOPING MEMO WAS RESUBMITTED ALONG WITH ALL THE OTHER FILES. 2. Comment. Show how ADA access via an accessible route of travel from the right-of-way to the building entrance can occur. Detailed elevations showing the accessible route will be required to be provided during civil construction review, however, a conceptual location needs to be provided at this time showing it is feasible. Response. NEW ACCESSIBLE ROUTE OF TRAVEL IS SHOWN ON SITE PLAN A1.0. 3. Comment. The new trash enclosure will need to be covered and drain via an oil water separator or similar method to the side sewer. Show how this will work in concept. Response. AS PER OUR EMAIL CONVERSATION THE ABOVE COMMENT DOES NOT APPLY AND WE HAVE ATTACHED TO THIS SUBMITTAL THE CONFIRMATION THAT REPUBLIC SERVICES APPROVED THE PROPOSED USE OF (2) 90-GALON RESIDENTIAL PICKUPS FOR OUR LOCATION. Response. 50 DOGS IS THE ESTIMATED MAXIMUM NUMBER OF DOOGS THAT WILL BE AT THE FACILITY AT ONE TIME. 5. Comment. What is the maximum square feet of net floor area dedicated for animal supervision? Response. THE MAXIMUM NET FLOOR AREA DEDICATED FOR ANIMAL SUPERVISION IS 4,856 S.F. 6. Comment. The City has received concern from the public related to noise pollution that may be generated by the use. To ensure the City’s due diligence in reviewing, please provide a report from an acoustical consultant that addresses impacts and potential measures to be taken to prevent or mitigate impacts. Please ensure that the report addresses RMC Chapter 8-7, Noise Level Regulations. Response. A REPORT FROM OUR ACCOUSTICAL CONSULTANT HAS BEEN RESUBMITTED ALONG WITH ALL THE OTHER FILES. A NEW 8 FEET FENCE IS PROPOSED AS A DIVIDER AND ACOUSTICAL BARRIER BETWEEN OUR PROPERTY AND ADJACENT RESIDENTIAL LOTS.
