The site is located along the north side of NE Sunset Blvd., in the SE '/4 of Section 4 of Township 23 North, Range 5 East. The existing conditions consist of a single-family residence. The general ground cover in the south portion of the site is lawn, and north portion of the site is generally covered with blackberry bushes. The underlying soils are Alderwood/Arents. In the north portion of the site, a small ravine begins near the east property line and drains west across the site. On-site flows drain southwest and northwest into the ravine. Approximately 70' south of the northwest property corner, the onsite flows leave the site where the Level 1 Drainage Analysis begins. UPSTREAM TRIBUTARY AREA Approximately, 0.50 acres of upstream area drains onto the site. The upstream tributary area is comprised of lawns in single family-residential lots located north and west of the site. There are no apparent drainage problems associated with these upstream flows. LEVEL 1 DRAINAGE ANALYSIS From the west property line of the site, the runoff flows west in shallow channels along the bottom of a heavily vegetated ravine at an approximate slope of 1%- 4%. As the runoff continues west, the ravine loses its definition and drains into a retirement center's yard drain approximately 200' from the site's west property line. Due to the heavy vegetation and mild grades, the runoff draining into the yard drain is minimized. From the yard drain, the runoff continues west in a 6" pipe (P1) approximately 1 00' where it drains into a catch basin located in the retirement center's access road. Then, the runoff is conveyed south approximately 30' (P2) and drains into a water quality system (P3). The runoff exists the water quality system approximately 100' south through a 12" diameter pipe (P4). Approximately 150' west of the water quality system, the pipe drains into a catch basin. From the catch basin, the runoff continues southwest approximately 100' (P5) along the centerline of the retirement center's south access road where it drains into another catch basin. The runoff continues southwest in the pipe approximately 75' from the previous catch basin and drains into another catch basin located in the sidewalk west of the access road. Then, the pipe (P7) conveys the runoff south approximately 80' and drains into a catch basin located in the center of NE 15th PI., where the City of Renton storm system begins. The runoff continues west approximately 200' (P8) where it drains into a catch basin located at the intersection of NE 15th PL and Kirkland Ave NE. Then, the runoff continues south approximately 250' (P9) to the intersection of NE 14th St. From the catch basin, the run continues south (P10) along Kirkland Ave NE in the City of Renton storm system further than a '/4 of a mile downstream from the site. There are no apparent capacity or water quality problems along this drainage path.
