The site is located along the west side of Union Avenue Northeast, in the SE '/4 of Section 4 of Township 23 North, Range 5 East. The existing conditions consist of a single-family residence and lawn with underlying Alderwood soils. UPSTREAM TRIBUTARY AREA Approximately, 0.50 acres of upstream area drains onto the site. The upstream tributary area is comprised of lawns in single family-residential lots located north and west of the site. There are no apparent drainage problems associated with these upstream flows. LEVEL 1 DRAINAGE ANALYSIS The on-site runoff flows southeast draining onto the adjacent parcel located at the intersection of Northeast 17th Street and Union Avenue Northeast. From the site, the runoff flows south approximately 130' over gravel and landscaping bark and eventually drains into two yard drains located near the southeast and southwest corners of the parcel. Then, the runoff is convend in 6" storm lines to a catch basin located along the north side of Northeast 17t Street where it enters the City of Renton storm system. The runoff continues south approximately 80' in a 12" storm line crossing Northeast 17th Street and draining into a catch basin. From the catch basin, the runoff is conveyed east approximately 50' to a catch basin located on the west side of Union Avenue Northeast. Then, the runoff is conveyed south along the west side of Union Avenue Northeast in an 18" storm line approximately 750' to a catch basin. Along this part of the system the runoff drains into five catch basins. The runoff is conveyed southwest approximately 30' discharging into Honey Creek. From the outfall, the runoff continues northwest in Honey Creek further than a % of a mile downstream. There are no apparent capacity or water quality problems along this downstream drainage path. The proposed storm system consists of collecting the on-site and upstream runoff and conveying it to the City of Renton storm system. This would reduce drainage problems on the adjacent parcel.
