• 1.0 Introduction and General Information
This proposed project is an area of approximately 0.6 acres and consists of an existing abandoned gas
station, which is to be remodeled into an ARCO AM/PM Mini-Market. The existing site is currently
developed, but is in a very dilapidated condition. The existing features include the gas station, a pump
island canopy, surrounding parking, and fencing. The area surrounding the property is heavily forested,
except for the right-of-way of N.E. 30th Street and I405. There is a steep slope north of the site.
2.0 Upstream Drainage Basin Analysis
The upstream basin that contributes to the site is approximately 0.1 acres in size. Please see enclosed
upstream basin map for layout of limits. This basin consists of thick brush and trees, and is a small strip
of land between 1405 and the west property boundary.
3.0 On-Site Drainage Analysis
Currently, runoff from upstream passes as sheetflow over the western property boundary and into a catch
basin, which immediately discharges into a catch basin in the right-of-way of N.E. 30th Street. The roof
drains from the existing gas station splash on the existing asphalt payment and sheetflow to the north off
the asphalt onto a steep slope, where it eventually winds up in May Creek. The remainder of the site
sheetflows in a southerly direction towards the right-of-way of N.E. 30th Street, where it is collected in
catch basins just prior to leaving the site. It is then conveyed into the catch basin system in N.E. 30th
• Street.
4.0 Downstream Drainage System Description and Problem Screening
The downstream system along this project is more clearly defined in the attached downstream drainage map
and the attached off-site analysis drainage system table. Please refer to these documents for a detailed
description of the downstream system.
5.0 Resource Review
The following is a description of each of the resources that was reviewed for the preparation of this Level I
Drainage Study:
A. Floodplain, Floodway FEMA Maps. This project is not located within a floodplain of a
stream, as determined by the FEMA maps.
B. Other Off-site Analysis Reports. No other off-site analysis or reports were conducted for
this project.
C. Sensitive Areas Folio. Each of the sensitive areas folios associated with this area were
reviewed. The only sensitive area that was nearby was May Creek, which is a Class I
stream.
•
5616.010[JPJ/kn]
• 6.0 U.S. Department of Agriculture Soil Survey
The SCS soil survey for King County classifies the soil at the project site as Indianola loamy fine sand.
7.0 Wetlands Inventory Map
It does not appear that wetlands are located on or near this site.
8.0 Conclusion
The downstream drainage course from this project site is in good shape. The increase in runoff from the site
after redevelopment is negligible, therefore, impacts should be none to minimal.
