INTRODUCTION
1 At the request of Ric Anderson with Lowe Enterprise Northwest, Inc., JPC has prepared
a Schematic Design Submittal for the proposed FAA Child Care Facility located in
Renton, Washington. The facility has been planned West of the existing FAA Building
' at the corner of Raymond Ave. and SW. 16th St. The proposed facility will be
approximately 6,000 gross square feet with a 3,000 square foot playground adjacent.
' The design has been based on the following information provided to JPC by Lowe
Enterprises Northwest, Inc.:
' Narrative for the facility prepared by Ric Anderson addressed to Del Lindsey with
GSA dated December 14, 1993.
Chapter 5: Planning for Space and Location of the GSA Child Care Center Design

' OUTSIDE CORNER
CONDITION
' The FAA Building is visually anchored
to the ground with strong vertical comer
elements acting as support columns for
1 the horizontal accent band. These
elements project from the face of the
building and are of a lighter color to
create an accent feature vertically and
' \ horizontally on the building.
The wall surface is a rose color and is
' articulated with horizontal reveals
' DESIGN OPPORTUNITIES
The proposed Child Care Facility will
borrow the comer elements and
' horizontal banding to give the exterior
wall surface depth as well as make the
structures relate visually.
WEST SIDE OUTDOOR
AREA
The Horizontal accent band serves Y`e
as a soffit to provide weather
protection by acting as the head for
the recessed exterior windows.
' Exterior windows are prefinished
extruded aluminum. The mauve
color of the frames match the
' accent bands running horizontally — T
on the upper floors of the building
as well as relating to the rose _

' MAIN ENTRANCE
The horizontal accent band projects
' out to create the covered entrance
area. Comer elements are
repeated as columns supporting the
hipped roof entrance structure.
Structural steel and aluminum
framing is colored to match the
accent color of the building.
DESIGN OPPORTUNITIES
The covered entry and patio area of
the proposed facility will be similar
in proportion but reduced in scale.
The roof gutters and accessories
will be colored to match the accent
color of the existing building.
1 WEST PARKING AREA
The FAA Building lies at the East
' end of the site with the majority of
parking located to the West.
Pedestrian circulation is currently
' occurring in the extra wide drive
lanes and sidewalks adjacent to
south property line. Parking lot
lighting occurs along the South
' edge of the undeveloped lot. "G ...
The West side of the building
' accommodates an employee
entrance, cafeteria, and outdoor
seating area.
DESIGN OPPORTUNITIES
To emphasize the connection
between the two structures as well
as provide a safe circulation route
for parents and children, a
' pedestrian path will be constructed
from the main entrance of the Child
Care Facility to the East employee
entrance of the FAA Building.
