RENTON CENTER BUILDING "E"
DRAINAGE REVIEW
AND
ANALYSIS
This drainage review and anlysis is being presented to the City of Renton in response to
review comments recieved for the above referenced project. This document will review
and analyze the drainage requirements for this site as they pertain to the Core
Requirements of the King County, Surface Water Design Manual.
Core Requirement No. 1: Discharge at the Natural Location.
The re-development of this project will not revise the interscept point for the existing
storm drainagL system. As this point will not be modified and since there have been no
recorded problems with the existing system, no change in downstream flow or conditions
is expected to occur with this project development.
Core Requirement No. 2: Off-Site Anal
Based on the conditions as outlined in the King County, SWDM this project is exempt
from providing an off-site analysis as this project does not propose to construct 5,000 sf
of impervious surface, rather this project proposes to remove approximately 8,900 sf of
impervious surface and replace it with pervious landscape improvements.
Core Requirement No. 3: Runoff Control.
Based on the conditions as outlined in the King County, SWDM this project is expemt
from providing additional runoff control as this project will decrease the total runoff for
a 10-year storm by 0.330 cfs and this project does not propose to construct 5,000 sf of
impervious surface, rather this project proposes to remove approximately 8,900 sf of
impervious surface and replace it with pervious landscape improvements. Additionally,
the existing site has no past history of drainage problems for the 2, 5, 10, 25, 50 or 100
year storms.
Core Requirement No. 4. Conveyance System.
Based on the conditions as outlined in the King County SWDM and meetings held with
the City of Renton prior to preparing project plans, it was determined that since this
project proposes to reduce an impervious site by 8,900 sf and that this site currently has
no drainage problems associated with either the 2, 5, 10, 25, 50 or 100 year storms that
the existing coveyance system is adequate, and no revisions to this system would be
requried. For this reason, no anaysis for conveyance of the 100-year storm wil be
provided.
Core Requirements No. S: Erosion/Sedimentation Control Plan.
Based upon the design for the new facility and the existing site contours it is not
anticipated that any runoff water will leave the site during construction. In order to
facilitate no sediment laden water leaving the site during construction, several TESCP
measures were incorporated into the plan. These consisted of TESC maintenance and
covering the existing catch basins with a suitable fabric covering which will not allow
sediment to enter the existing drainage and conveyance system.
Core Requirements No. 6: Maintenance and Operation.
Maintenance for the existing and proposed storm drainage facilities will continue to be
provided by the facility owner and/or their representatives.
Core Requirement No. 7. Bonds and Liability.
This section does not apply at this time to this project.
